Rental prices and market figures for Ittersumerlanden, Zwolle

Ittersumerlanden is predominantly a rental neighbourhood: 63% of the 1,881 homes are rental properties, compared to 37% owner-occupied. This high rental percentage is largely driven by housing association properties: 42% of all homes in the neighbourhood are social housing. The remaining 21% are private-sector rentals from private landlords.

In the private sector (excluding social housing), an average rent of €1,122 per month was recorded over the past year, based on 13 rented homes. The range was from €969 to €1,493 per month, with an average floor area of 91 m². This equates to approximately €12.30 per m². Private-sector rents in Ittersumerlanden are therefore lower than the average in the broader district Ittersum and also below the municipal level for rental homes in Zwolle. The average WOZ value of homes in Ittersumerlanden is €286,000, while the district average for Ittersum is €342,000 and the Zwolle average is €344,000. Living in Ittersumerlanden, Zwolle

Ittersumerlanden is a quiet residential neighbourhood on the northeastern edge of Zwolle, bordering the polder of the same name. The neighbourhood has a green and somewhat secluded character: many homes are located on residential courtyards and dead-end streets, which gives the area a certain tranquillity but also makes it somewhat tricky to navigate for visitors. One resident aptly described it: "The house is sometimes hard for visitors to find because it is a bit of a maze, but with Google Maps it should be fine." Once you live there, this is experienced as an advantage: little through traffic and a safe feeling on the streets.

The housing stock largely consists of post-war terraced houses and porch flats from the 1960s and 1970s, supplemented by some later additions. They are not striking architectural gems, but functional, affordable homes in a neighbourhood that has retained its tranquillity. The average WOZ value of €286,000 confirms this: Ittersumerlanden is not an expensive neighbourhood, but an accessible one.

Facilities in Ittersumerlanden

For daily groceries, residents rely on the surrounding neighbourhoods. Supermarkets are accessible in the nearby district of Ittersum, and the Stadshagen shopping centre is within cycling distance for a wider range. Within the neighbourhood itself, facilities are limited, which is also reflected in the resident score for facilities (7.0). The picture is similar for schools: primary education is available in the area, but the score for education (2.0 out of 10) suggests that residents perceive the educational infrastructure close to home as a weak point. In terms of sports, the immediate surroundings offer more: the green edges of the neighbourhood and the nearby Ittersumerlanden (the rural area) invite walking and cycling. The greenery therefore scores highly with residents: 9.0.

Accessibility

Ittersumerlanden is not directly located at a train station, but Zwolle Central can be reached by bicycle in about 15 to 20 minutes. Bus connections via the surrounding roads link the neighbourhood to the city centre and other districts. By car, the neighbourhood is reasonably accessible via the N35 and the connection to the A28, making Ittersumerlanden reachable from the region. Parking on the residential courtyards is generally free and relatively easy to find, although here too the narrow streets do not always make it straightforward. The accessibility score from residents stands at 7.0, indicating a solid but not exceptional position.

Atmosphere and residents

The neighbourhood has around 3,825 inhabitants, with a relatively large group of 25- to 45-year-olds (1,050 people) and a notably high number of over-65s (915). Single-person households are the most common (790), which fits with the large share of social housing. The average income of €31,800 is noticeably below the Zwolle average of €37,100. It's a fine and safe neighbourhood to live in.

It's a reasonably safe neighbourhood. No bad experiences otherwise. Children aren't too troublesome either. Sometimes a bit loud, but what can you do about it. Kids will be kids. The house is sometimes hard for visitors to find because it's a bit of a maze, but with Google Maps it should be fine. The school my children attended was very bad. Nothing was done about bullying and the education was (sounds strange) too little. As a result, there was hardly any preparation for secondary school. Secondary school was therefore a huge step. They had never had homework before. So the education could be better.
