Rental prices and market figures Loovelt, Oss

Loovelt is a neighbourhood where renting and buying are almost in balance: 51% of the housing stock consists of rental properties, 49% are owner-occupied. Of those rental properties, the vast majority are owned by a housing association: 44% of all homes in Loovelt are in the hands of a corporation. Only 7% are rented out by other (private) landlords, meaning that the free-sector supply is relatively limited.

The WOZ value in Loovelt averages €289,000. This is noticeably lower than the average in the broader district Ussen (€328,000) and also lower than the municipal average of Oss (€346,000). Loovelt is thus one of the more affordable neighbourhoods in the municipality, although this does not always translate into low rental prices in the free sector.

In the free sector (excluding social housing), two homes were rented out in Loovelt over the past twelve months. The average rental price was €1,185 per month, for an average area of 144 m². This works out to about €8.23 per m² per month. Since this involves only two transactions, caution is advised when drawing conclusions. For the current supply and the most recent rental prices, you can consult the overview at the top of this page.

Living in Loovelt, Oss

Loovelt is a post-war residential neighbourhood on the southwest side of Oss, part of the Ussen district. The neighbourhood has a quiet, predominantly residential character with a mix of terraced houses, semi-detached houses and porch flats, many of which date from the 1960s and 1970s. It is not a neighbourhood that stands out for architectural peculiarities, but rather for its everyday, functional layout: living, life, and everything needed within reasonable walking distance.

Facilities in Loovelt

Loovelt has a small neighbourhood shopping centre. Resident J. Luijk describes it as a shopping centre with "limited supply", but at the same time emphasises that the neighbourhood is close to the centre of Oss. That is the big advantage: the city centre of Oss, with a full range of shops, supermarkets such as Albert Heijn and Jumbo, and catering establishments, is within a short cycling distance. For daily groceries you hardly need to leave the neighbourhood, but for a wide range you head to the centre. Schools are present in the immediate vicinity; resident scores give education a remarkably high score of 9 out of 10, indicating that parents are satisfied with the educational offerings in and around the neighbourhood. Sports clubs and recreational opportunities are accessible via the broader district infrastructure of Ussen.

Accessibility

Accessibility scores well: residents give it an 8 out of 10. Oss has its own train station on the 's-Hertogenbosch-Nijmegen line, about a ten-minute cycle from Loovelt. By car, you can quickly connect via the N329 to the A59 towards 's-Hertogenbosch and the A50 towards Nijmegen and Eindhoven. Parking in Loovelt is free on most streets and generally not a major issue. Bus services run via the surrounding roads towards the centre of Oss. For cyclists, the distance to the centre of Oss is comfortable: allow five to ten minutes.

Atmosphere and social composition

The neighbourhood has undergone a change in composition in recent years. Resident J. Luijk writes on the Loovelt neighbourhood page: "Everything at hand and close to the centre of Oss", but adds that due to national and municipal regulations, more immigrants have come to live in the district, which according to him has led to language barriers and cultural adaptation issues. Safety scores the lowest of all subcategories with a 6 out of 10, indicating that not everyone feels equally comfortable in the neighbourhood. At the same time, the community score is a 7, suggesting that social cohesion is indeed present. Loovelt is not a problem neighbourhood, but a neighbourhood in transition.

Compared to neighbouring communities such as Vlashoek or Hoefeind, Loovelt has a slightly more mixed character. Those looking for more greenery and tranquillity might also consider Hazenkamp. The supply of rental properties in Loovelt is limited in the free sector; those wishing to rent in Ussen as a whole may find more choice via the overview of rental properties in Ussen.

Does a rental property in Loovelt suit you as a tenant?

Loovelt mainly attracts middle-aged and senior households: the 45 to 65 and 65-plus age groups each account for about 470 residents. Single-person households form the largest household group (350 of the approximately 850 homes). This makes the neighbourhood interesting for singles who want to live quietly with good accessibility, but less obvious for young families looking for a lively, family-oriented environment.

The 44% corporation share means that a large proportion of rental properties in Loovelt are rented out via social housing. For a social rental property, you must be registered with Mooiland or another corporation active in Oss. Waiting lists for social housing in Oss can be long; inquire with the municipality via the website of the municipality of Oss about current waiting times and registration options. Those looking for a rental home in the free sector would do well to respond quickly to available rental properties, as supply is limited. Prepare your documents (pay slips, employer's statement) so you can respond immediately. As an alternative, it is also worth looking at owner-occupied homes in Loovelt, especially given the relatively low WOZ values compared to the rest of Oss.

Everything at hand and close to the centre of Oss

The neighbourhood is part of Ussen and is reasonably well provided with greenery, has a shopping centre with limited offerings. Due to national/municipal regulations, many immigrants have moved into the neighbourhood in recent years. Besides language problems, they are also not familiar with the habits of the average Dutch person. Among themselves, they still speak their own language and the children are not taught Dutch either. A great loss for themselves and a nuisance for the surroundings. Upon entering our country, it would also be good to inform them about some general customs/practices in addition to the language. Such as how to put out rubbish, maintain gardens, etc. (they don't read the relevant app)
