House prices and market figures Loovelt, Oss

The owner-occupied market in Loovelt is relatively modest in size. Of the approximately 850 homes in the neighbourhood, about 49% are owner-occupied, the other half are rental properties, most of which are owned by a housing association. This makes Loovelt a mixed neighbourhood where owner-occupied and social housing coexist.

The average WOZ value is €289,000, which is noticeably lower than the average for the district Ussen (€328,000) and well below the municipal average of Oss (€346,000). However, actual transaction prices are higher: over the past twelve months, 9 homes were sold with an average purchase price of €420,556. The range ran from €385,000 to €475,000, with an average living area of 118 m². This works out to a price of roughly €3,564 per square metre. Supply is limited and turnaround times can be short. At the top of this page, see the current overview of available owner-occupied homes in Loovelt for the most recent asking prices and selling times.

Living in Loovelt, Oss

Loovelt is one of the neighbourhoods that together form the Ussen district, on the south side of Oss. The neighbourhood has a quiet, residential character with predominantly ground-based homes from the 1970s and 1980s: terraced houses and semi-detached houses that were built in large numbers during that period. The street pattern is clear, gardens are generally spacious for an urban district, and there is sufficient greenery in the form of parks and playgrounds, although this greenery is functional in nature and not particularly striking.

The neighbourhood is close to the city centre of Oss. By bike, you can reach the city centre in about ten minutes, even faster by car. For daily shopping, there is a shopping centre within the district, although residents indicate that the range there is limited. Larger supermarkets and shops can be found in the centre of Oss or in adjacent districts. Resident J. Luijk describes it aptly: "Everything at hand and close to the core of Oss", but adds that the shopping centre has little to offer. For education, Loovelt scores excellently: residents give it a 9 out of 10, indicating that primary schools are easily accessible in the immediate vicinity. Facilities in a broader sense also receive a high rating of 9 out of 10.

Accessibility by car is good thanks to the proximity of the A50 and A59, which connect Oss with Den Bosch, Nijmegen and Eindhoven. Bus services run towards the centre and Oss station, from where trains depart towards Den Bosch and Nijmegen. Accessibility therefore scores an 8 out of 10 in the resident assessment. Safety is the only aspect where the neighbourhood scores clearly lower, with a 6 out of 10. This is a point to seriously consider if you are thinking of buying a home here. J. Luijk's review touches on this as well: in recent years, many new residents have moved into the district, leading to changes in the social composition and sometimes tensions around customs and language. The community score stands at a 7, indicating that there is social cohesion, but it is not a given.

Compared to sister neighbourhoods such as Vlashoek and Hoefeind, Loovelt has a similar residential character, but with a slightly lower WOZ value. Those seeking more urbanity can also look at Centrum or Oss-Zuid. More neighbourhood information, all sub-scores and resident reviews can be found on the Loovelt overview page.

Who is an owner-occupied home in Loovelt interesting for?

Loovelt mainly appeals to movers and people in the 45-plus age category, which is also visible in the demographic composition of the neighbourhood. The homes are generally spacious enough for a family, but prices are now above €400,000, making the threshold high for first-time buyers. Those who are flexible or not yet sure about buying a home can also look at the rental properties in Loovelt as a temporary alternative. Keep in mind that the supply of owner-occupied homes in Loovelt is limited: only 9 homes were sold in the past year, so if you want to buy, it is wise to act quickly when something becomes available. Also inquire with the municipality of Oss about any new construction plans or starter schemes in the district.

Everything at hand and close to the centre of Oss

The neighbourhood is part of Ussen and is reasonably well provided with greenery, has a shopping centre with limited offerings. Due to national/municipal regulations, many immigrants have moved into the neighbourhood in recent years. Besides language problems, they are also not familiar with the habits of the average Dutch person. Among themselves, they still speak their own language and the children are not taught Dutch either. A great loss for themselves and a nuisance for the surroundings. Upon entering our country, it would also be good to inform them about some general customs/practices in addition to the language. Such as how to put out rubbish, maintain gardens, etc. (they don't read the relevant app)
