Rental prices and market figures Nijverheid, Hengelo

Nijverheid is a neighbourhood where renting clearly dominates: 55% of the more than 2,335 homes are rental properties, compared to 45% owner-occupied homes. This high rental percentage is largely explained by housing association ownership: 48% of all homes in the neighbourhood are owned by a housing association. Only 7% fall under other (commercial) landlords. The free-market sector is therefore relatively small.

In the free-market sector, 8 homes were rented out in Nijverheid over the past twelve months. The average rent was €926 per month, with a range of €650 to €1,200 per month. With an average floor area of 72 m², this works out to around €12.85 per m² per month. Note: these are exclusively free-market homes; social housing is not included and is generally much lower in price.

The average WOZ value in Nijverheid is €278,000. That is slightly below the average for the district Wilderinkshoek (€279,000) and noticeably below the municipal average of Hengelo (€292,000). Nijverheid is thus one of the more affordably priced neighbourhoods within the municipality. Living in Nijverheid, Hengelo

Nijverheid is a quiet, predominantly residential neighbourhood in the southwestern part of Hengelo, located within the Wilderinkshoek district. The neighbourhood has a mixed character: you will mainly find post-war terraced houses and porch flats from the 1960s and 1970s, interspersed with some newer housing. The streets are largely green, with trees along the roadway and small strips of greenery. It is not a neighbourhood that stands out for spectacular architecture, but rather for a certain calm and familiarity that many residents appreciate.

Resident Mignon, who grew up in Nijverheid, describes it as follows: "It is a cosy neighbourhood with nice people. Nijverheid has beautiful houses. I have never felt unsafe here." That gives a good picture of the atmosphere: not trendier than necessary, but reliable and pleasant to live in.
