Rental prices and market figures for Oud IJsselmonde, Rotterdam

Oud IJsselmonde is predominantly an owner-occupied neighbourhood: 69% of the 2,698 homes are owner-occupied, only 31% are rental. Of those rental homes, 11% are owned by a housing association (social housing) and 20% are rented out by other landlords, mostly in the private sector. This means that the supply of available rental homes in Oud IJsselmonde is relatively limited, and you need to act quickly when something becomes available.

In the private sector (excluding social housing and room rentals), the average rent over the past twelve months was €1,953 per month, with a range of €450 to €3,150. With an average floor area of 93 m², this works out at around €21 per m². That is considerably higher than the average in the district IJsselmonde, which is logical given the higher WOZ value here: €332,000 compared to €247,000 for the district and €320,000 for the whole of Rotterdam. The average income of €40,500 is also well above the Rotterdam average of €35,900. If you are looking for a rental home at a lower price, you could also look at neighbourhoods such as Lombardijen or Groot IJsselmonde, where WOZ values and rents are generally lower. See the current supply and daily prices at the top of this page.

Living in Oud IJsselmonde, Rotterdam

Oud IJsselmonde does not feel like Rotterdam-Zuid. It is one of the few neighbourhoods on the south bank that has retained a truly village-like character, with a historic core around the Oude Kerk at Koninginneweg-plein and Benedenstraat. The housing stock is mixed: you will find pre-war dike houses along Kreekhuizenstraat and Benedenstraat, terraced houses from the 1970s and 1980s in the middle section, and more recent new-build around Spinozapark. It is precisely this mix that makes the neighbourhood attractive to a wide range of tenants, from families looking for space to couples wanting to rent an apartment in Oud IJsselmonde with a village atmosphere within cycling distance of the city.

Facilities in the neighbourhood

For daily shopping, you go just outside the neighbourhood to shopping centre Keizerswaard (Lidl, Albert Heijn, Jumbo), a five-minute cycle towards Groot IJsselmonde. In the neighbourhood itself, there is a small Coop on Koninginneweg. For primary education, there is the Koningin Julianaschool on Molenweg and OBS De Kameleon a bit further away. Sports club IJVV De Zwervers has sports fields on Schildmanweg, and along the Hollandsche IJssel you can go running or walking. Hospitality is modest, think a few eateries and a snack bar, but the nearby Keizerswaard offers more choice. The municipality of Rotterdam has invested in recent years in sprucing up the public space around the historic core.

Accessibility of Oud IJsselmonde

Residents give accessibility a 10 out of 10, and that is understandable. Tram line 25 stops at Spinozaweg and takes you to Rotterdam Centraal in about 20 minutes. By bus (line 68) you are at metro station Kralingse Zoom in a few minutes, from where you travel quickly through the city via the East-West line. By car, you are close to the A16 and the Van Brienenoordbrug, meaning you can be on the A15 or A20 within a quarter of an hour. Cycling to the centre of Rotterdam takes about 25 minutes via the Maasboulevard. Parking is still free in large parts of the neighbourhood, although it can be busy around the historic core in the evenings.

What residents experience

Residents rate Oud IJsselmonde with an 8.5 out of 10. One resident writes: "A close-knit safe neighbourhood, nice for families. We have lived here for ten years and have always enjoyed it. Public transport connects well with both Kralingse Zoom and Centraal, and facilities are a five-minute cycle away." Notably high scores are for safety (9.0), accessibility (10.0), sense of community (10.0) and beauty (10.0). The lowest score is greenery (6.0), which is accurate: the neighbourhood does have Spinozapark and the dike edge along the Hollandsche IJssel, but large parks are lacking. See all reviews and neighbourhood data on the neighbourhood page of Oud IJsselmonde. Compared to Beverwaard, which is greener but more anonymous, Oud IJsselmonde scores higher especially on sense of community and village atmosphere.

Does Oud IJsselmonde suit you as a tenant?

With 1,860 residents in the 25-45 age group and almost 1,000 children under 15, this is clearly a family neighbourhood. At the same time, single-person households form the largest group (1,000), which shows that single people also find their place here. If you are looking for a home to rent in Oud IJsselmonde, keep in mind that the supply for rent is limited due to the high owner-occupancy rate. Respond quickly, have your documents (employer's statement, payslips) ready, and register with housing associations such as Woonbron if you want to qualify for social housing. The waiting lists in Rotterdam are long, so start early with that. Are you also considering buying? Then check the supply of homes for sale in Oud IJsselmonde, because with 69% owner-occupied homes, the choice there is greater.

A close-knit, safe neighbourhood, great for families

We've lived here for ten years and have always enjoyed it. Public transport connects to both Kralingse Zoom (bus) and Centraal (tram), and amenities are a five-minute bike ride away. The neighbourhood feels safe for a family with two girls who grew up here / came home late, etc. Also during their student days, coming and going from the city. There are annual neighbourhood barbecues, Halloween, Christmas, New Year's, etc. If there's something to celebrate or someone is having a tough time, you notice the neighbourhood is there for you; there's always a card in the mailbox. Furthermore, it's quiet and not noisy, lovely to sit in the garden. You don't notice that you live in 'Zuid' as it's known. Oud IJsselmonde is like a little island in that respect. There's no litter on our street and there are many trees. Unfortunately, no big park, but cross the bridge and you're at the Kralingse Plas. I would recommend our area to anyone!
