What does a rental property cost in Stationsbuurt? Free sector from €505 to €4,500

Stationsbuurt is par excellence a renter's neighbourhood: no less than 86% of the more than 7,100 homes are rental properties, compared to just 13% owner-occupied homes. More than half (53%) fall under housing corporations, meaning a large part of the supply concerns social housing. In addition, 33% is rented out by other landlords, i.e. private investors and institutional parties. The average WOZ value is €253,000, well below The Hague average of €354,000. This does not automatically translate into low rents: in the free sector (excluding social housing and room rentals), the average rent over the past twelve months was €2,129 per month, with an average area of 101 m². The range is wide, from €505 for a compact apartment to €4,500 for spacious homes. In total, 103 free-sector rental properties in Stationsbuurt changed tenants last year. Living between Den Haag Centraal and Huygenspark: what does Stationsbuurt feel like?

Stationsbuurt revolves around one thing: location. You literally live next to Den Haag Centraal Station, with the tram, bus, Randstadrail and Intercity within walking distance. This makes it one of the best-connected places in the city. At the same time, this central location also brings bustle. During the day, Stationsplein is a hub of commuters, students and tourists. In the evening it becomes quieter, but Stationsbuurt is never truly silent. That fits the profile: of the 13,015 residents, almost half are between 15 and 45 years old, and more than 6,000 households are single-person households. This is not a family neighbourhood; this is the place for young professionals and students who want to feel the city.

On the neighbourhood page of Stationsbuurt, residents give the area an 8.1 out of 10. Notable are the perfect scores for safety (10) and amenities (10). One resident describes the neighbourhood as a place where everything is within reach: supermarkets, restaurants along Stationsweg, the Chinatown area and the big shopping streets of the centre just a few minutes' walk away. Huygenspark offers a green oasis, and those living near Huygenspark notice that the atmosphere there is slightly greener and calmer than directly around the station. The score for green space (8.0) is therefore surprisingly high for such an urban neighbourhood.

Yet it is good to be honest: Stationsbuurt is not equally attractive everywhere. The immediate vicinity of the station can feel messy, with varying quality of buildings and sometimes nuisance. The difference between Rivierenbuurt-Noord and Rivierenbuurt-Zuid is noticeable: the southern part feels more like an established residential area with wide streets, while the northern part is closer to the station bustle. The accessibility score of 7.0 seems low for a station neighbourhood, but this may be due to parking problems and the busy traffic situation around the Prins Bernhardviaduct. The municipality of The Hague has been investing for years in the redevelopment of the station area, which could bring changes in the coming years.

Renting in Stationsbuurt: ideal for city dwellers, less so for families

Renting a house in Stationsbuurt best suits singles and couples without children who travel daily by public transport or appreciate the proximity of the centre. With an average income of €30,500 (compared to €38,600 in all of The Hague) and a labour participation rate of 55%, many students and starters live here. For families with children, the neighbourhood is less suitable: only 1,450 residents are under 15 years old, and public space is limited. Those seeking more peace and space would be better off looking at the green Belgisch Park or Benoordenhout. Considering buying instead of renting? Then check the supply of homes for sale in Stationsbuurt, although at 13% owner-occupied homes it is limited.

Green, quiet and accessible neighbourhood

Over the years, this neighbourhood has improved in my opinion. Huygenspark was renovated not long ago and is a vibrant park for all ages. The Huygenspark neighbourhood is an extension of the notorious Schilderswijk district. But you don't notice any of that here; up to the level of Holland Spoor station, everything is perfectly fine. Accessibility is top-notch; you're quickly in the city centre, quickly at the train station, and quickly on the tram towards Scheveningen or other places in The Hague. Plenty of amenities; everything you need can be found in the neighbourhood.
