Rental prices and market figures Veldkamp-Getfert-West, Enschede

Veldkamp-Getfert-West is a pronounced rental neighbourhood: 69% of the approximately 1,096 homes are rental properties, the vast majority of which are owned by housing associations (56% of the total stock). Only 13% falls under other landlords, meaning that supply in the free sector is limited. The WOZ value in the neighbourhood is €232,000, which is noticeably lower than the district average of Binnensingelgebied (€271,000) and the municipal average of Enschede (€284,000). This lower price level reflects the character of the neighbourhood: predominantly social housing, modest owner-occupied homes and a relatively low average income of €25,500 per year. For current rental prices of available properties, see the overview at the top of this page.

Living in Veldkamp-Getfert-West, Enschede

Veldkamp-Getfert-West is a post-war residential neighbourhood on the west side of the Binnensingelgebied in Enschede. The buildings consist largely of porch flats and terraced houses from the 1950s and 1960s, supplemented by some later additions. It is not a neighbourhood that stands out for architectural features or a lively shopping street, but rather a functional, reasonably green living environment where people simply live. The neighbourhood has a mixed population: in addition to families, there are many single-person households (735 of the approximately 1,000 households), and the largest age group is 25 to 45 years. Married couples are in the minority at 26%, giving the neighbourhood a relatively young, mixed appearance.

Resident K. van der Vegt describes it as a “fairly comfortable living environment” with “enough amenities” and residents who are “approachable and pleasant to deal with.” At the same time, the same resident points to a downside: in the immediate vicinity there is crime such as theft of bicycles, scooters and belongings, and car break-ins. This explains the relatively low safety score of 6.0. Anyone considering looking for a rental home here would do well to take that into account.

Amenities in Veldkamp-Getfert-West

The neighbourhood scores an 8.0 for amenities, and that is not unjustified. Within walking distance are supermarkets such as an Albert Heijn and an Aldi on or near the Hengelosestraat, one of the main shopping streets in this part of Enschede. For daily groceries you hardly need to leave the neighbourhood. There are primary schools in the nearby area, and for secondary education several schools are accessible in the adjacent Binnensingelgebied and towards the city centre. For sports, there are opportunities through local clubs, and Enschede city centre with its extensive range of catering and shops is within cycling distance. The neighbourhood itself has few catering establishments, but this lack is compensated by the proximity of the city centre.

Accessibility

Enschede Central Station is about ten minutes away by bike, from where trains run towards Hengelo, Almelo and beyond. Several bus routes run through or past the neighbourhood via the Hengelosestraat and surrounding roads, so you can get around well without a car. By car, you can quickly connect to the motorway network via the N35 and A35 towards Hengelo and Almelo. Parking is free or regulated with a permit in large parts of the neighbourhood, although it can be a challenge at busy times. For cyclists, the location is favourable: the centre of Enschede can be reached in a quarter of an hour, and the cycling infrastructure in this corner of the city is reasonably good.

Anyone comparing the neighbourhood with neighbouring neighbourhoods such as Getfert or De Laares will notice that Veldkamp-Getfert-West has a similar post-war character, but is slightly quieter in nature. Fairly comfortable living environment

It's a nice neighbourhood with plenty of amenities, there are many different family compositions and the residents are approachable and pleasant to interact with. However, in my immediate vicinity there is crime such as theft (bicycles/scooters/items) and (car) break-ins. It's a fairly green neighbourhood close to Volkspark, which is of course pleasant, but it could also use some improvement in aesthetics. In my immediate area, street hygiene could certainly be improved, especially the amount of litter on the streets. Overall, the neighbourhood is easily accessible, but to get to places more central in the district you usually have to take a detour.
