House prices and market figures Veldkamp-Getfert-West, Enschede

The owner-occupied market in Veldkamp-Getfert-West is relatively small: only 31% of the housing stock is owner-occupied, while 69% is rented out. This makes supply scarce, but the homes that do come on the market show a wide range of prices. Over the past twelve months, 26 homes changed hands at an average purchase price of €427,327. Prices ranged from €225,000 to €565,000, with an average living area of 126 m². That works out to a price of approximately €3,390 per square metre. The WOZ value in the neighbourhood is €232,000, which is noticeably lower than the average in the broader district Binnensingelgebied (€271,000) and the municipal average of Enschede (€284,000). The difference between the WOZ value and realised sale prices is remarkably large, indicating that the homes sold here are often more spacious or of higher quality than the average home in the neighbourhood. Living in Veldkamp-Getfert-West, Enschede

Veldkamp-Getfert-West is a compact urban neighbourhood on the west side of the Binnensingelgebied in Enschede. The neighbourhood has a mixed character: you will find terraced houses and detached homes from the post-war period alongside some newer buildings, interspersed with green strips and quiet residential streets. It is not a neighbourhood that stands out for spectacular architecture or a bustling centre, but that is not why residents choose it. People live here because it is simply well-organised.

Accessibility is one of its strongest points. Residents rate this aspect a 9.0, the highest sub-score in the neighbourhood. The centre of Enschede is reachable by bike within ten minutes, and via nearby bus connections you can quickly get to Enschede station. For motorists, the location near the inner ring road provides good connections to the A35 and A1, giving you access to Hengelo, Almelo and the rest of Twente. Parking is not a problem in most streets.

In terms of amenities, the neighbourhood scores an 8.0. Supermarkets, primary schools and medical facilities are available in the immediate vicinity. The city centre of Enschede, with a wider range of shops, restaurants and the Muziekcentrum Enschede, is a short distance away. The neighbourhood itself has a green character, with some park elements and trees along the streets. Residents give green space a 7.0, which fits a neighbourhood that is not extremely green but does not feel overly built-up either.

Less strong are safety (6.0) and cleanliness (5.0). K. van der Vegt, one of the residents who left a review, describes the neighbourhood as a "fairly comfortable living environment" and mentions sufficient amenities and approachable neighbours as plus points. At the same time, that same resident points to crime in the immediate area: theft of bicycles, scooters and belongings, and car break-ins. That is something to keep in mind if you are considering buying a home here. The overall score of 7.0 gives a fair picture: not a problem neighbourhood, but not a carefree idyll either. Compared to neighbouring areas, Veldkamp-Getfert-West has a quieter and more residential character than, for example, City, which is closer to the city centre and attracts a different type of resident. De Laares and Lasonder Zeggelt are alternative neighbourhoods in the same district area worth considering if you want to live in the Binnensingelgebied but are unsure about the exact location. Getfert is also nearby and has a similar living environment.

Who is a home in Veldkamp-Getfert-West suitable for?

The neighbourhood attracts a mixed population: many single-person households (735), a large group of 25- to 45-year-olds and families. This makes it a neighbourhood that could be relevant for both first-time buyers and those moving up the property ladder, provided you accept the limited owner-occupied stock. With an average sale price of over €427,000, this is not the cheapest entry point in Enschede. First-time buyers looking for more affordable options would do well to also look at Hogeland - Velve or Twekkelerveld - T.H.T.. Keep in mind that supply is limited and homes sell relatively quickly. If you do not want to buy immediately, you could also look at rental homes in Veldkamp-Getfert-West as a temporary alternative, although the rental sector here is largely in the hands of housing corporations.

Fairly comfortable living environment

It's a nice neighbourhood with plenty of amenities, there are many different family compositions and the residents are approachable and pleasant to interact with. However, in my immediate vicinity there is crime such as theft (bicycles/scooters/items) and (car) break-ins. It's a fairly green neighbourhood close to Volkspark, which is of course pleasant, but it could also use some improvement in aesthetics. In my immediate area, street hygiene could certainly be improved, especially the amount of litter on the streets. Overall, the neighbourhood is easily accessible, but to get to places more central in the district you usually have to take a detour.
