Rental prices and market figures Verspreide huizen ten zuiden van Sebaldeburen, Westerkwartier

The housing market in the scattered houses south of Sebaldeburen is predominantly a buyer's market. Of the 89 homes in this area, only 15% are for rent, amounting to just under fifteen homes. The vast majority, 85%, are owner-occupied. Of the rental share, 9% is owned by a housing association (social rent) and 6% concerns other landlords, so the private sector is limited here.

The average WOZ value is €398,000, which is significantly higher than the district average of Grootegast (€290,000) and also above the municipal average of Westerkwartier (€304,000). This reflects the spacious, detached houses on large plots that are characteristic of this rural area.

In the private sector (excluding social rent), two homes were rented out in the past twelve months for an average of €1,565 per month. The range was between €1,565 and €1,565 per month. Since the average surface area is not recorded, no price per m² can be calculated. Supply is therefore scarce. For current available rental properties and daily rental prices, please consult the overview at the top of this page.

Living in Verspreide huizen ten zuiden van Sebaldeburen, Westerkwartier

Those considering renting in Verspreide huizen ten zuiden van Sebaldeburen are choosing a distinctly rural living environment. This is not a village in the classic sense, but a collection of farms, detached houses and former agricultural holdings scattered across the Groningen clay and peat landscape south of the village of Sebaldeburen. The buildings are low-rise, the plots are large, and the distance between neighbours can be considerable. This provides peace and quiet but also requires a certain degree of self-sufficiency.

The homes are almost exclusively detached or semi-detached, often of older construction date, sometimes renovated farmhouses. New-build is hardly present here. If you are looking to rent an apartment in Verspreide huizen ten zuiden van Sebaldeburen, the chances of finding one here are slim. The supply consists almost entirely of spacious ground-based homes.

Facilities in and around Verspreide huizen ten zuiden van Sebaldeburen

The neighbourhood itself has no facilities. There is no supermarket, no school, no sports club within walking distance. Residents rely on nearby Sebaldeburen for the most basic daily needs, and on Grootegast or Leek for more extensive shopping, healthcare and hospitality. The primary school in Sebaldeburen closed in 2020, which residents still experience as a great loss. Families with school-age children must factor in transport to a school in a neighbouring village. Sports facilities can be found in Grootegast, where several clubs are active.

Accessibility

Accessibility is a point of attention. A car is not a luxury here but a necessity. The neighbourhood is some distance from the N980, which provides a connection towards Grootegast and further to Leek, where there is a link to the N372 towards Groningen. Public transport is limited. Bus services run in the region, but frequency is low and stops are some distance away by bike. Groningen city centre is reachable by car in about 35 to 45 minutes. Cycling is possible, but distances to facilities are quite large for daily use. Parking is no problem at all: almost all homes have ample private parking space.

Atmosphere and residents

The neighbourhood has around 240 residents, with the 45 to 65 age group being the largest. Many households are families with children. The average income is €35,600, slightly above the municipal average. Labour participation is relatively high at 75%.

Resident H.A. Kuperus describes it as a "relaxed, beautiful place to live" and emphasises that people greet each other on the street and have a chat. The social involvement is experienced as pleasant. The closure of the primary school in 2020 is explicitly mentioned as a loss. That says something about the neighbourhood: it is a close-knit community, but also vulnerable to the disappearance of facilities. On the neighbourhood page of Verspreide huizen ten zuiden van Sebaldeburen you will find all resident experiences and neighbourhood data.

Compared to nearby Sebaldeburen, which as a village offers more facilities and a slightly more compact living environment, this area is quieter and less accessible for people without a car. Doezum is another neighbourhood in the same district with a similar village character. For those who want to combine more urban facilities with a green living environment, Leek or Opende offer more options in terms of available rental properties and daily facilities within walking distance.

Is renting in Verspreide huizen ten zuiden van Sebaldeburen right for you?

This neighbourhood is most suitable for people who consciously choose peace, space and a rural living environment, and who are not dependent on public transport or nearby facilities. Families looking for a rental home here must take into account the lack of a primary school in the immediate vicinity. Starters or students looking to rent a home in Verspreide huizen ten zuiden van Sebaldeburen will find the supply limited and the location possibly too remote. Seniors without a car will find it difficult to function independently without transport.

The rental market supply is narrow. Those who want to respond quickly to a home offered for rent would do well to contact landlords directly, as supply is scarce and changes rarely. For social rent, you can register with a housing association active in the Westerkwartier region, but even there the supply in this rural area is limited. As an alternative, the owner-occupied homes in Verspreide huizen ten zuiden van Sebaldeburen are a serious option to consider, especially given the strong buyer's market here.

Relaxed, beautiful place to live

Pleasant place with spacious residential plots where most residents greet each other on the street and/or have a chat. People feel socially connected to each other. The village once had a beautiful, recently renovated primary school. The fact that it closed in 2020 is still a great loss and has had a very detrimental effect on the mutual cohesion among the village's residents. The Ukrainian shelter that has been housed in the former school building since March 2022 has meant that native residents have mainly encountered unfamiliar people on the street since the opening of these shelter locations. Very occasionally you recognise someone from the shelter, but Ukrainians keep disappearing / new Ukrainians keep arriving. There are also regular escalations (violence) in and around the Ukrainian shelter location. This has a negative effect on the sense of safety and togetherness within the village.
