Rental prices and market figures Verspreide huizen Willemstad, Moerdijk

Verspreide huizen Willemstad is essentially an owner-occupied neighbourhood. Of the 168 homes, only 17% are in the rental sector, amounting to roughly 29 rental properties. The remaining 83% are owner-occupied homes. Within the rental supply, 9% is owned by a housing association (social housing) and 8% belongs to other landlords (private sector). This makes supply scarce: anyone looking for a rental home in this neighbourhood has limited options and needs to act quickly.

In the private sector (excluding social housing), two homes were rented out in the past twelve months at an average rent of €1,487 per month. A price comparison with surrounding neighbourhoods is difficult due to the small volume, but the price is noticeably above the average of the broader district Willemstad and certainly above the municipal level of Moerdijk. This is consistent with the high WOZ value in this neighbourhood: an average of €477,000, compared to €386,000 in the district of Willemstad and €335,000 for the municipality of Moerdijk as a whole. Verspreide huizen Willemstad thus ranks among the most expensive segments of the municipality. For current rental prices and available rental properties in Verspreide huizen Willemstad, see the overview at the top of this page.

Living in Verspreide huizen Willemstad, Moerdijk

The name says it all: this is not a compact street neighbourhood but a collection of homes scattered around the historic fortified town of Willemstad. Think detached houses and spacious semi-detached homes along rural roads, with views of polders, water and sometimes the fortifications themselves. The character is distinctly rural and quiet. There is no shopping street around the corner, no busy intersections, no apartment blocks. Those who live here consciously choose space and tranquillity, and accept that daily amenities are a short drive away.

With 420 residents, this is a small community. The largest age group is 45 to 65 years (145 people), followed by 25 to 45-year-olds (105 people). Families with children are the most common household type (75 households), and 43% of residents are married. The labour participation rate is 76% and the average income is €47,600 per year, well above the municipal average of €37,300. This is a neighbourhood of working families and established dual-income earners, not a typical starter neighbourhood.

Lovely village, nice neighbourhood

I grew up here and enjoy living here very much. Our neighbourhood is very child-friendly and cosy with the playground right on our doorstep. For a longer walk, you can take a stroll around the singel or the wallen. There aren't many shops, but that's not a problem for us.
