Renting in Willemstad: a small market with hefty prices

Willemstad is quintessentially an owner-occupied neighbourhood. Of the more than 1,140 homes, only 29% are rental properties, the majority of which are owned by a housing association (22%). The private sector is therefore limited: only 7% of the housing stock falls outside social housing. That scarcity has an impact on price, as the figures show: in the private sector, an average of 8 homes were rented out over the past year at an average rent of €1,562 per month, with a range between €1,350 and €1,850 per month. The average floor area was 125 m². These are annual averages for the private sector, excluding social housing. Moreover, the WOZ value of €386,000 is clearly above the municipal average of €335,000 for Moerdijk, which partly explains the higher rents. Fortress town with a strong neighbourhood feel, but little dynamism

Willemstad is no ordinary residential neighbourhood. It is a national monument, an octagonal fortress town on the Volkerak, with historic ramparts, a marina and a compact centre where almost everyone knows each other. This is reflected in the resident rating on the neighbourhood page of Willemstad: an average of 7.8, with notably high scores for community (9.0) and green space (9.0). Residents describe the atmosphere as quiet and connected. The fortress itself, the ramparts and the water surrounding the village create a green, almost park-like environment that you find in few other places in the region.

Accessibility scores an 8.0, which is surprisingly good for a village of this size. Willemstad is located on the A29 towards Rotterdam and Bergen op Zoom, and the centre is compact enough to do everything by bike. However, there is no train station, and for larger errands, work or study, you are dependent on the car. Amenities score a 7.0: there is a primary school, a GP and some local hospitality, but for a supermarket or a wider range of shops you have to go outside the village. Safety is rated at 7.0, which is acceptable for a small community but not outstanding.

The population structure also says something about the character of Willemstad. The largest group of residents is between 45 and 65 years old (755 people), followed by those aged 65 and over (625). There are fewer young families and twenty-somethings. The neighbourhoods around the centre, such as Kloosterblokje and the scattered houses around Willemstad, sometimes offer a bit more space and a slightly different living environment than the fortress centre itself. Renting in Willemstad: who is this suitable for, and who is it not?

A rental home in Willemstad is best suited for people who consciously choose peace, history and a close-knit community, and who are not dependent on a train or extensive city amenities. Think of seniors, dual-income couples or people who work from home. For starters or students looking for an affordable apartment to rent in Willemstad, the supply is limited and rents in the private sector are on the high side. Those who want more choice in rental properties in the region can also look at Zevenbergen or Klundert. Considering a long-term perspective? Then the owner-occupied homes in Willemstad are certainly worth comparing, given the WOZ value and the limited rental supply.

Lovely village, nice neighbourhood

I grew up here and enjoy living here very much. Our neighbourhood is very child-friendly and cosy with the playground right on our doorstep. For a longer walk, you can take a stroll around the singel or the wallen. There aren't many shops, but that's not a problem for us.
