Rental prices and market figures for Waterwijk, Beverwijk

Waterwijk is predominantly an owner-occupied neighbourhood: 76% of the approximately 502 homes are owned by residents, only 24% are rental properties. Of that rental portion, almost all is in the hands of a housing association (23%), while other landlords account for just 1%. Free-sector rental homes are therefore scarce here. In the past twelve months, three homes were rented out in the free sector (excluding social housing), with an average rent of €1,833 per month. The range ran from €1,200 to €2,150 per month, with an average living area of 191 m². This works out to about €9.60 per m², which is on the higher side for Beverwijk. The average WOZ value in Waterwijk is €554,000, well above the district average of Broekpolder (€506,000) and significantly higher than the municipal average of €341,000. This higher property level translates into rental prices: those looking for a free-sector rental home in Waterwijk pay more than elsewhere in Beverwijk. Living in Waterwijk, Beverwijk

Waterwijk is a quiet, green residential neighbourhood in the southwestern part of the Broekpolder district, on the border of Beverwijk and the open polder landscape. The name says it all: water plays a major role in the neighbourhood. Wide canals, ponds and ditches criss-cross the area, giving it an open and airy character. The housing dates mainly from the 1980s and 1990s and consists largely of detached houses, semi-detached houses and terraced houses in a spacious, planned layout. Renting apartments in Waterwijk is limited; the supply is small-scale. The average WOZ value of €554,000 makes it clear that this is not a cheap working-class neighbourhood, but an established residential area for families and dual-income earners with above-average incomes (€46,300 versus the municipal average of €36,100).

There you will find, among others, an Albert Heijn and several specialist shops. The centre of Beverwijk also offers a pharmacy, GP practices and a wide range of catering establishments. For primary education, schools are accessible in the adjacent neighbourhoods of Broekpolder and the centre. Nice neighbourhood for young families

Overall a nice neighbourhood with two primary schools that make things a bit livelier. The biggest downside is the lack of public transport. There is a bus, but it only runs once an hour. Heemskerk train station is fortunately very close, but oddly enough cannot be reached by bus.
