Green and well-connected, but not without rough edges

Zuidwijken scores a 7.1 on Buurtje.nl, based on resident experiences. That score covers a notable spread of sub-scores. Accessibility, green spaces and amenities all score a perfect 10, while safety (6.0) and especially housing (2.0) and appearance (5.0) come in much lower. This tells you something about what the neighbourhood has to offer and where it pinches.

Resident Ineke describes it aptly: the municipality does its best with green initiatives, such as sowing flowers for insects, and the neighbourhood has plenty of green space. But she also points to a downside: fly-tipping, petty crime such as vandalism and scratching, and a feeling that not everyone treats public spaces with equal care. Her assessment is honest and nuanced, and fits what the figures show. Read more experiences and the full neighbourhood data on the Zuidwijken neighbourhood page.

Zuidwijken consists of several sub-neighbourhoods, each with its own character. Braamkamp and Zwanevlot en De Brink are quieter residential areas on the south side of Zutphen, while Stokebrand, Bagijnenland en Bronsbergen border more green space. The neighbourhood's accessibility is excellent: Zutphen has a good train station and the main roads towards Apeldoorn, Deventer and Arnhem are quickly reachable. Amenities such as shops and healthcare are within walking distance, which is a major plus for many residents. However, housing quality is a point of concern, given the low score on housing. Anyone considering renting an apartment in Zuidwijken would do well to inspect the condition of the property carefully before signing.

Renting in Zuidwijken: who is this suitable for, and who not?

The neighbourhood attracts relatively many over-45s and single-person households, which explains the quiet atmosphere. For starters considering renting in Zuidwijken and relying on social housing, waiting times at housing associations can be long. Renting a house in Zuidwijken via the private sector is affordable compared to other Zutphen neighbourhoods, but supply is limited. Families with young children or people who place great value on a tidy, representative living environment might be better off also looking at alternatives such as Leesten or Warnsveld. For those who weigh the low rents, green spaces and good accessibility, Zuidwijken can still be a good choice.

Dilapidated neighbourhood with little respect for the environment

In our beautiful neighbourhood with lots of greenery, the municipality does a lot to support insects by, for example, sowing flowers. However, many disadvantaged families live here and the neighbourhood is very dirty due to illegal dumping. There is a lot of petty crime, such as vandalising property and scratching cars, smashing windows and stealing belongings. There are many loitering youths in the playgrounds between the houses. Furthermore, there is a problem with dogs running loose where it is not allowed, resulting in quite a few biting incidents, including a little dog that was bitten to death while walking with a small boy.
