House prices and market figures for Molendijk, Castricum

The owner-occupied market in Molendijk is pronounced: 85% of the more than 1,600 homes are owner-occupied, and you can feel that in the neighbourhood's atmosphere. The average WOZ value is €418,000, which is noticeably lower than the average for the district Castricum-Oost (€450,000) and the municipality as a whole (€478,000). This difference makes Molendijk relatively more accessible for buyers who want to buy within Castricum without entering the highest segment.

Based on the past twelve months, three homes were sold, with an average purchase price of €570,000. The range was considerable: from €335,000 to €725,000, indicating that the supply is diverse. With an average sales area of 109 m², the price per square metre comes to approximately €5,230. House prices in Molendijk are thus in the middle segment of the region. For the current supply and the most recent asking prices and selling times, see the overview at the top of this page.

Living in Molendijk, Castricum

Molendijk is a quiet, predominantly residential neighbourhood in the eastern part of Castricum. The buildings mainly consist of multi-family homes and apartments from the 1970s and 1980s, supplemented by some porch flats and gallery flats. This also explains the relatively low WOZ value compared to the rest of the municipality: the housing quality and insulation of older complexes sometimes leave something to be desired. One resident writes candidly about this: "The insulation of the homes, including mine, is so poor that it feels like your ceiling is a thin garden fence." At the same time, that same resident points to ongoing plans for new construction as part of Geesterduin 2.0, a redevelopment that could give the neighbourhood a different face in the coming years. Not all complexes fall within the scope of those plans, so it is wise to inquire carefully about which renovations or sustainability measures are planned for a specific apartment.

Green space is a strong point of Molendijk. The neighbourhood scores a perfect 10 for green space in resident reviews, and that is not an exaggeration. The proximity of the dunes and recreation area Geesterduin gives the neighbourhood a green, airy appearance that you do not find in more urban environments. Accessibility also scores a 10, and that is correct: Castricum station is within cycling distance and offers direct connections to Alkmaar, Haarlem and Amsterdam. By car, the A9 is easily accessible via Castricum, putting the Randstad within half an hour's drive. Bus lines connect the neighbourhood with the centre of Castricum and surrounding villages.

Within walking distance, you will find primary schools, a GP and a pharmacy in and around Molendijk. For daily groceries, there are supermarkets a short bike ride away in the centre of Castricum, including an Albert Heijn and a Jumbo. Sports clubs in the municipality, such as football club VV Castricum and various tennis clubs, are easily accessible. Residents rate both facilities and education a 10, indicating that in practice they lack little.

The community in Molendijk is rated an 8, indicating an involved but not intrusive neighbourhood. The largest age group consists of those aged 65 and over (more than 1,000 of the 3,330 residents), followed by 45-65 year olds. This gives Molendijk a quiet, mature character. Compared to neighbouring communities Noord-End or Albert's Hoeve, neighbourhoods that are also part of Castricum-Oost, Molendijk has a slightly more urban-collective living environment with a higher proportion of multi-family homes. More background on the neighbourhood, including all resident reviews and neighbourhood data, can be found on the Molendijk neighbourhood page.

Who is a home for sale in Molendijk interesting for?

Molendijk primarily appeals to seniors and empty nesters who want to live comfortably and quietly close to green spaces and good public transport connections. The relatively lower entry price (from around €335,000) also makes it interesting for starters who want to buy in Castricum but do not have the budget for detached homes elsewhere in the municipality. Movers looking for space occasionally find a larger home for sale in the higher price range. Be honest with yourself about the construction quality: for older apartments, a structural survey is strongly recommended, especially given the noise and insulation problems residents mention. If you are unsure whether buying is the right time now, you can also look at rental homes in Molendijk as a temporary alternative.

What residents say about Molendijk

Molendijk receives an overall rating of 8.4 out of 10, based on submitted resident reviews. The highest scores go to accessibility, green space, education and facilities, all rated a 10. These are strong assets. The lowest score is for housing: a 6, which aligns with the criticism of the construction quality of older complexes. One resident sums it up succinctly: "The neighbourhood is reasonably okay, there are plans for new construction in the Geesterduin 2.0 district, but our complex is not included in this renovation." Frequently asked questions

What is the cost of a home in Molendijk?

In the past twelve months, three homes were sold in Molendijk, with an average purchase price of €570,000. The range ran from €335,000 to €725,000, indicating that both entry-level and more expensive properties are available. With an average living area of 109 m², the price per square metre comes to approximately €5,230. Buying a home in Molendijk is therefore relatively more affordable than the municipal average of Castricum.

What is the WOZ value in Molendijk?

The average WOZ value in Molendijk is €418,000. This is lower than the average for the Castricum-Oost district (€450,000) and clearly below the municipal average of Castricum (€478,000). This difference is linked to the higher proportion of older multi-family homes and apartments in the neighbourhood.

What is it like to live in Molendijk?

Living in Molendijk means choosing a quiet, green neighbourhood with good accessibility and a mature population composition. Residents give the neighbourhood an overall score of 8.4 out of 10, with perfect scores for green spaces, accessibility, education and amenities. One point of attention is the construction quality of older complexes: residents sometimes report poor insulation and noise nuisance. However, there are plans for redevelopment through Geesterduin 2.0, although not all complexes fall within this scope.

Is Molendijk suitable for seniors or first-time buyers?

Molendijk is particularly attractive for seniors and those aged 55 and over: more than 1,000 of the 3,330 residents are aged 65 or older, and the neighbourhood offers peace, green spaces and good amenities within walking distance. For first-time buyers looking to purchase in Molendijk, the lower entry price (from around €335,000) is an advantage compared to other neighbourhoods in Castricum. Families with young children will find fewer spacious single-family homes here, but schools and play areas are available.

How accessible is Molendijk?

The accessibility of Molendijk scores a 10 from residents, and rightly so. Castricum station is a short bike ride away and offers direct train connections to Alkmaar, Haarlem and Amsterdam. By car, you can quickly join the A9 via Castricum, making the Randstad easily reachable. Bus lines connect the neighbourhood with the centre of Castricum and surrounding towns such as Limmen and Heiloo.

What types of homes are for sale in Molendijk?

The housing supply in Molendijk largely consists of apartments and multi-family homes from the 1970s and 1980s, such as porch flats and gallery flats. Buying an apartment in Molendijk is therefore a realistic option, especially in the lower price segment. There are also detached and semi-detached homes available, but these are scarcer. For older construction years, a structural survey is advisable due to potential insulation issues.

Are there plans for new construction or renovation in Molendijk?

Yes, in Molendijk there are plans under Geesterduin 2.0, a redevelopment project for the district. However, not all complexes are included in these plans, so housing quality can vary significantly per address. Residents of complexes outside the renovation scope sometimes report considerable insulation problems. When purchasing, always inquire specifically which plans apply to the building in question. Current information on this can be found on the website of the municipality of Castricum.

Renovation is needed

The neighbourhood is reasonably okay, there are plans for new construction in the Geesterduin 2.0 area, but our complex is not included in this renovation. The insulation of the homes, including mine, is so poor that it feels like your ceiling is a thin garden fence; everything that moves above crashes loudly into the bedroom below. Neighbours also suffer severely from mould due to the poor insulation. In terms of safety, the complex is easy to access for burglaries and is very prone to break-ins. The police are often quick to respond if needed.
