House prices in Nieuwendijk: what do you pay for a home here?

Nieuwendijk is a predominantly owner-occupied village: 63% of the housing stock consists of owner-occupied homes, compared to 37% rented. The average WOZ value is €351,000, which is noticeably lower than the municipal average of €377,000 for Altena as a whole. Yet actual transaction prices are much higher: over the past twelve months, 53 homes were sold with an average purchase price of €543,340. The range runs from €310,000 to €925,000, indicating that both starter homes and larger detached houses change hands. The average living area of 137m² suggests that single-family homes set the tone in Nieuwendijk. Apartments are hardly represented. Living in Nieuwendijk: peace and space, but be honest about the downsides

Nieuwendijk is a compact village in the municipality of Altena, nestled between the Biesbosch and the Brabant river landscape. Its character is quiet and green, with a strong mix of families and some older residents. The largest age group is 45 to 65 years, and households with children are the most common family type. That says something about who feels at home here: people looking for space, not the city. Residents rate the village an average of 6.7 out of 10 on the neighbourhood page of Nieuwendijk. Safety scores notably well with an 8.0, and the beauty of the surroundings (7.5) and sense of community (7.0) are also rated positively. Accessibility, with a 5.0, is the pain point.

Tessa, a relatively new resident, describes the village honestly: "Small village where there is little to do. You have your basic shops here that you need, but not much more." That's true when you look at the level of amenities. Nieuwendijk has a supermarket, a primary school and a handful of local facilities, but if you regularly want to eat out, look for a gym or need a wide range of shops, you have to go to Werkendam or Gorinchem. Margreet, another resident, also notes that green maintenance could be better and that in some streets there is nuisance from rental properties that are poorly maintained. Honest caveats to take into account if you are considering buying a home here.

Accessibility deserves extra attention. Nieuwendijk has no train station. You rely on the car or bus for connections to Gorinchem, Dordrecht or Breda. Via the A27 you are relatively quickly on the motorway, but without a car you live here isolated. That is a dealbreaker for some buyers, for others precisely the reason to choose this kind of village. If you are looking for peace but still want to stay close to larger centres, you could also look at Werkendam or Sleeuwijk, which offer slightly more amenities. If you want more space and rural area, then the surrounding hamlets Buitengebied Nieuwendijk noordoost and Buitengebied Nieuwendijk zuid are worth exploring. More information about living and housing in the region can also be found on the website of the municipality of Altena.

For whom is buying in Nieuwendijk a good choice?

Nieuwendijk mainly attracts families and movers looking for space at a relatively reasonable price compared to the Randstad, but who need a car for daily use. Starters can find entry-level homes from around €310,000, but must take into account additional costs such as transfer tax (2% for homes above the starter exemption) and notary fees. The average income in the neighbourhood is €36,800, indicating that the higher transaction prices are not achievable for everyone. If you are not yet ready for an owner-occupied home, you can also look at rental properties in Nieuwendijk as an intermediate step.

What are the additional costs when buying a home in Nieuwendijk?

In addition to the purchase price, as a buyer you pay transfer tax (2% for homes above the starter exemption threshold), notary costs for the deed of transfer and mortgage deed, and possibly estate agent fees. How accessible is Nieuwendijk for those looking to buy a home?

Nieuwendijk does not have a train station. Residents are largely dependent on the car. Via the A27, Gorinchem can be reached in about ten minutes and Breda in about half an hour. Small village where there's little to do.

I haven't lived here very long myself, but I do think there's extremely little to do. You have your basic shops here that you need, but that's about it. Quite a few people have also moved to the neighbouring villages because there's so little to do here. On the other hand, the peace and quiet is sometimes nice, and it's also a beautiful little village. You run into everyone daily and often say hello to them or have a chat.

Good living, but...

Living in Nieuwendijk is fine. The green maintenance could be better. There is a lot of social control in our part of the street. There are several rental properties where the residents make a mess of it. Too bad. Also, plastic collection bags are often left on the street well before the collection rounds. Access to and from the village is poor if you don't have a car yourself.
