Living in the Achterbos/Papenakker area, Oisterwijk

The Achterbos/Papenakker area is a quiet, green residential neighbourhood on the edge of Moergestel, one of the cores of the municipality of Oisterwijk. The name says it all: forest and field play a major role in the streetscape. Those who live here have nature literally on their doorstep. Walking paths towards the Oisterwijk forest area are within walking distance, and the atmosphere is village-like without feeling far from everything.

The housing stock mainly consists of larger single-family homes and detached houses, many built in the 1970s and 1980s, but with some newer infill here and there. The gardens are generally large, the streets quiet, and there is little through traffic. This makes the neighbourhood attractive for families with children and people who consciously choose peace and space. The largest age group in the neighbourhood is 45 to 65 years (280 residents), followed by those aged 65 and over (260). This long characterised the neighbourhood as a place for established families and retirees, but the presence of 190 residents between 25 and 45 shows that younger blood is also moving in.

For daily groceries, the centre of Moergestel is within cycling distance. There you will find a supermarket, a bakery and a few other local amenities. For a larger range of shops, Oisterwijk itself is the place to go, about five to ten minutes away by car. Primary education is available in Moergestel itself, which is also reflected in the high sub-score for education (9.0). For secondary education, you will need to go to Oisterwijk or Tilburg.

In terms of accessibility by car, the location is excellent: via the N65 you quickly reach the A58 towards Tilburg or Den Bosch. Public transport is more limited, which is also visible in the residents' score for accessibility (7.0). Those who depend on the bus will notice that connections from Moergestel are less frequent than from the core of Oisterwijk. Having your own car here is not a luxury but a practical necessity.

Residents rate the neighbourhood an 8.0 out of 10. Cato, who grew up here, describes it aptly: "A small, cosy neighbourhood, where everything you need is available." She emphasises the hospitality of the people and the feeling that the neighbourhood offers just enough, without excess. The scores for beauty (9.0) and education (9.0) are notably high. Amenities (7.0) and accessibility (7.0) are the points where the neighbourhood lags slightly behind, which honestly fits a smaller core like Moergestel. More reviews and neighbourhood data can be found on the information page for the Achterbos/Papenakker area.

Compared to other neighbourhoods in Dorp Moergestel, Achterbos/Papenakker has a greener, more subdued appearance than, for example, the Prinsessenbuurt area or the Kloosterlaan area. Those who prefer to live in a bungalow park can also look at the Klein Bungalowpark area. For a broader picture of the supply in the wider area, the owner-occupied homes in Dorp Moergestel also provide a good overview.

Is an owner-occupied home in the Achterbos/Papenakker area right for you?

This neighbourhood best suits buyers who consciously choose peace, space and greenery, and who are not dependent on busy public transport. Families with school-age children will find a safe, clear living environment with good education nearby. Downsizers and those aged 50 and over taking their next step towards more space and less bustle also generally feel at home here. Be honest with yourself about the budget: with an average selling price of over €764,000 and a lower limit of €349,000, there is some spread, but buying an apartment in the Achterbos/Papenakker area is virtually impossible. Supply is limited and competition for attractive homes can be fierce. First-time buyers with a smaller budget would do well to also look at owner-occupied homes elsewhere in Oisterwijk, or consider whether rental homes in the Achterbos/Papenakker area are a temporary alternative.

A small, cosy neighbourhood, where everything you need is.

I have had a good experience with this neighbourhood. I grew up here and have always enjoyed it very much. The people are always very friendly and welcoming, and everything you need is here. It's not much, but just enough. I do feel that I would have preferred it if there were, for example, a Kruidvat in Moergestel, but as I said: we have everything we need here!
