Living in Turfmarkt en omgeving, Gouda

Turfmarkt en omgeving is one of the most centrally located neighbourhoods in Gouda. Those who live here literally live in the historic city centre: along the Turfmarkt there are canals, old warehouses and facades dating from the seventeenth and eighteenth centuries. It is a neighbourhood with character, but also with the associated downsides of a busy city centre.

The atmosphere is urban and lively. During the day, there is a lot of traffic from cyclists, tourists and shoppers. Supermarkets, bakeries and specialist shops are within walking distance, and the centre of Gouda with the Markt, the town hall and the Sint-Janskerk is literally around the corner. Residents hardly need to take the car for daily errands. Gouda station is about five minutes away by bike, providing direct connections to Utrecht, The Hague, Rotterdam and Amsterdam. Bus lines to surrounding districts and municipalities also depart from or near the station area. The accessibility score of residents reflects this: a perfect 10 out of 10.

In terms of greenery, the neighbourhood is surprisingly well endowed for a city centre location. Trees line the canals, and the Bolwerk and the Gouda singels are a short bike ride away. One resident describes it aptly: "My home is ideal, I enjoy living here and we are centrally located. It is a cosy neighbourhood with supermarkets within walking distance, the station a 5-minute bike ride away and plenty of greenery. Even in the city centre." The same resident also notes drawbacks: the neighbourhood can feel busier and less safe, and social cohesion sometimes leaves something to be desired. The safety score stands at 5.0 and the community score at 5.0, which are honest signals for those seeking a quiet, close-knit neighbourhood.

Compared to sister neighbourhoods in the Binnenstad, Turfmarkt en omgeving has a more pronounced urban profile. Nieuwe Markt en omgeving and Raam en omgeving border this area directly and offer similar historic buildings, but sometimes a slightly quieter streetscape. Those looking for more space and greenery might also consider Nieuwe Park Oost or districts outside the city centre such as Bloemendaal. All neighbourhood data, scores per category and resident reviews can be found on the neighbourhood main page of Turfmarkt en omgeving.

The housing types are predominantly historic: upper-floor apartments, maisonettes in canal houses and occasionally a whole property. New-build is hardly present here; those who buy in this neighbourhood buy history. That also means: high maintenance costs, possible monumental restrictions and narrow staircases. The average income in the neighbourhood is €45,800, which is higher than the municipal average of €37,600, and the labour participation rate is 71%.

Who is a home for sale in Turfmarkt en omgeving interesting for?

This neighbourhood best suits people who consciously choose urban living: workers who commute daily via the station, dual-income couples without young children, or buyers who want to experience the historic city centre of Gouda from their own home. The largest age group is 45 to 65 years, which fits the picture of movers or people who consciously take the step to the city centre. First-time buyers can buy an apartment here in Turfmarkt en omgeving, but must take into account an average sale price of over €400,000 and a limited number of transactions per year, which makes overbidding realistic. Families with young children will experience the limited play space and the bustle as a disadvantage. If buying is not financially feasible at the moment, the rental homes in Turfmarkt en omgeving offer an alternative to get to know the neighbourhood first.

Beautiful and central, but busy and riskier for women to live.

My living place is ideal, I enjoy it and we live centrally. It's a cosy neighbourhood with supermarkets within walking distance, the station a 5-minute bike ride away, and there's plenty of greenery. (Even in the city centre) However, my downstairs neighbour is fierce and unfriendly, people don't quickly help each other, and it's scary to walk the streets at night as a woman.
