Vogelenzang-Zuid is a quiet, predominantly low-rise neighbourhood in the south of the Vogelenzang district, part of the municipality of Nissewaard on the island of Voorne-Putten. The buildings largely date from the 1960s and 1970s: terraced houses and semi-detached houses along orderly streets, interspersed with green strips and playgrounds. It is not a neighbourhood that stands out for architectural features, but rather for its quiet, residential atmosphere.

The neighbourhood has a notably high proportion of residents aged 65 and over: more than 1,100 of the approximately 3,845 inhabitants fall into this category. You notice this in the daily dynamics. It is lively here during the day in a quiet way, neighbours know each other, and the social cohesion is noticeable. Resident Jasmijn, who has lived there for eleven years, describes it as follows: "A cosy neighbourhood, everyone is welcome. We know almost everyone and are good friends with each other. Safety is quite good, not much happens and the kids are safe on the street." This image matches the resident score of 8.2 out of 10, with green spaces and accessibility both scoring a perfect 10.

As for green spaces: the neighbourhood borders the green area around Vogelenzang and has several parks and gardens within the district. For daily shopping, there are facilities in the nearby shopping centres of Spijkenisse, including the city centre with, among others, a Jumbo and various specialist shops. Primary schools are within cycling distance, which explains the score of 9 for education.

Accessibility is one of the strongest points of Vogelenzang-Zuid. The RET metro line connects Spijkenisse directly with Rotterdam Centraal, and Spijkenisse metro station is easily accessible from the neighbourhood. By car, the A15 and A29 are quickly reachable, making commuting to Rotterdam, Dordrecht or The Hague quite feasible. This explains the maximum score of 10 for accessibility from residents.

Is an owner-occupied home in Vogelenzang-Zuid right for you?

Based on the demographic composition and housing supply, a few clear target groups can be identified. Seniors and people looking for peace, green spaces and a close-knit neighbourhood community will find an attractive environment here. The relatively low WOZ value and the presence of homes under €300,000 also make the neighbourhood interesting for first-time buyers or movers with a limited budget, although actual transaction prices are on average significantly higher due to market dynamics.

Be aware of the limited supply: with 26 sales in a year and a small owner-occupied stock, the choice can be limited. Buying a home in Vogelenzang-Zuid requires patience and quick decisions when something becomes available. Those who want more flexibility can also look at rental homes in Vogelenzang-Zuid as an intermediate solution. The average income in the neighbourhood (€32,100) is below the municipal average, which partly explains why housing association rentals are dominant here. Buyers with a modal or higher income stand out a bit more in the mix, but this is not experienced as a disadvantage by residents.

A cosy neighbourhood where everyone is welcome

I've lived here for 11 years. Everyone is kind to me. I am disabled myself but everyone is nice to me and helps where needed. We know almost everyone and are good friends with each other. Safety is quite good, not much happens and the kids are safe on the street. Also in terms of hygiene, I don't have much to complain about, maybe some young people making a mess but that is cleaned up well by the municipality. The housing is fine. The education is good. Lots of nature within a short walking distance. The facilities are good and the accessibility is great.
