House prices in Zuiderzeewijk: below the Lelystad average, but rising

Of the more than 2,696 homes in Zuiderzeewijk, 46% are owner-occupied, the rest are rented, largely through housing associations. The average WOZ value is €286,000, which is clearly below the municipal average for Lelystad (€326,000). However, the WOZ does not tell the whole story: over the past twelve months, 35 homes were sold with an average purchase price of €375,314. The range was wide, from €225,000 to €1,065,000, with an average living area of 117 m². That upper segment points to larger single-family homes in the quieter parts of the neighbourhood. For current listings and the most recent asking prices, you can consult the overview at the top of this page.

Zuiderzeewijk from the inside: what residents tell you that you won't read on Funda

Living in Zuiderzeewijk is not black and white. The neighbourhood scores a 6.1 on Buurtje.nl, based on resident reviews that give a mixed picture. Accessibility (7.2) and amenities (7.2) score well, and education also gets a 7.0. But safety (5.5), sense of community (5.5) and appearance (4.2) pull the average down. Lucas describes it aptly as "dirty but nice": he appreciates the shopping centre and educational opportunities, but admits the homes themselves are no beauty prize. Monique Lefering is more critical and writes that the neighbourhood is rapidly declining. She mentions double-parked cars blocking emergency services, rubbish bins not always being emptied, and enforcement issues around occupancy. These are signals you should take seriously if you are considering buying a home here. You can read all reviews and neighbourhood data on the Zuiderzeewijk neighbourhood page.

In terms of amenities, the neighbourhood is relatively well-off. The Lelycentre shopping centre, accessible via the Lelycentre Maerlant neighbourhood, offers daily groceries and more. There are several primary schools in the area, and for secondary education, the offering in Lelystad is broad. There are also green spaces: the Overijsselse Hout borders the neighbourhood and offers space for walking and cycling. The Langezand sports park is within cycling distance and houses several sports clubs.

Accessibility is one of the neighbourhood's stronger points. Lelystad has its own train station with direct connections to Amsterdam Central (about 45 minutes) and Zwolle. Bus routes run through the neighbourhood and connect residents with the city centre and other districts. Via the A6, you are quickly on the motorway towards the Randstad or Flevoland cities such as Almere. Within the neighbourhood itself, the Bastion, Groene Velden and Jagersveld areas each have their own character, from more compact terraced houses to slightly larger plots. The cultural diversity in the neighbourhood is great, which some residents experience as enriching and others cite as a source of tension. Jennifer van der Meer sums it up as "neither good nor bad": the mix of cultures makes the neighbourhood lively, but nuisance from young people remains a recurring issue.

For whom is buying in Zuiderzeewijk a realistic option?

Due to the relatively low entry price (from around €225,000), the neighbourhood is interesting for first-time buyers and buyers with a limited budget who want to live in Lelystad. Bear in mind additional costs such as transfer tax (2% for non-first-time buyers, 0% for first-time buyers under the threshold) and notary fees. Supply is limited, with 35 transactions in a year, so acting quickly pays off. If buying is not feasible now, check out the rental homes in Zuiderzeewijk as an interim solution. If you want to compare the neighbourhood with other options in the city, Atolwijk, Boswijk and Kustwijk are worth a look.

Going downhill fast!

Cars are increasingly double-parked. Ambulance or fire brigade can't reach us at the back of the street. Dustbins sometimes aren't emptied. Lots of litter on the street. Many labour migrants. Right next to us, 5 Poles. Enforcement says they know they're not allowed to live there but they can't just put them on the street. But we mainly suffer a lot of nuisance from these guys in summer. We can't buy another house ourselves, otherwise we'd have left already!

Dirty, but nice

Overall, Bastion is a relatively pleasant neighbourhood. There are many amenities nearby, including many educational institutions and opportunities for the younger generation. There is also a nice shopping centre where all necessities can be found. However, the houses themselves are certainly not winning any beauty prizes, and there is also a lot of litter on the streets. Some parts of the neighbourhood are not well maintained, even though this is known to the government. Safety is fine, but could certainly be improved with more lighting and accessibility. Fortunately, public transport stops nearby, and the neighbourhood is easy to find for visitors. Overall, Bastion is a neighbourhood that is not yet optimal, but certainly has potential.

Nice start

I did grow up with the people here, I know quite a lot of them, but over time everyone has changed, so people don't really talk to each other anymore, but it's still a very cool neighbourhood.

Neither good nor bad

There are many different kinds of people in this neighbourhood from different cultures. That makes it nice on the one hand. But you also have young people here who act tough towards people older than them and they say yeah we'll stop but in the end it keeps going no matter what you do. There's also not much for young people to do in this neighbourhood; there should be more so that the young people have something to do in the Zuiderzeewijk in Lelystad. There's a park area here at the back and it's very nice to take a walk there. The cars drive too fast and I think enforcement should check more often in this neighbourhood or that the neighbourhood police officer should patrol more. And the maintenance of the houses could also be better. And there's often rubbish on the street and that should be reduced or should stop altogether.
