Cosy

I've been living in this neighbourhood for almost a year now. I find it very pleasant, quiet & familiar. Many elderly people, families with kids, and starters live here, which makes you feel at home right away and there's some nice bustle on the street. Accessibility is fine; bus/tram station within walking distance & there's a metro station nearby. You're close to two parks: Vondelpark & Rembrandtpark, which is nice for the green surroundings. There are plenty of schools in the area for kids. Supermarkets, shops, restaurants within walking distance. It would be nice if some bakeries or more shops came to the neighbourhood, so it becomes even cosier and easier to stay in your own neighbourhood. Sports facilities are also nearby, which is very pleasant; I make good use of them. I have never felt unsafe for a moment; I feel that there are no people wandering around the neighbourhood who have no business being here.

Frequently asked questions

About Leiduinstraat 35-1, Amsterdam

Is €525,000 a fair price for this flat?

The asking price is 23% below the neighbourhood average of €678,960, and also below the median of €595,000. Given the 54 m² floor area and energy label F, the price is keen compared to other homes in Westlandgrachtbuurt. However, the low energy label means higher monthly heating costs, which may factor into your budget.

What is the energy label and what does it mean?

The home has energy label F, which is one of the least efficient ratings. In the neighbourhood, only 23.8% of homes have a label D or lower, so this flat is less efficient than most. Expect higher gas bills and consider potential improvements like insulation or double glazing, though these are not detailed in the listing.

How is the neighbourhood for families?

Westlandgrachtbuurt has a mix of elderly people, families with children, and starters. One resident notes it feels 'quiet & familiar' with a nice bustle. There are several primary schools within walking distance, and parks like Vondelpark and Rembrandtpark are nearby. The area feels safe, with no loitering, according to the resident.

What public transport is nearby?

The listing does not specify bus or tram lines, but the resident mentions bus/tram stops within walking distance and a metro station nearby. The nearest train station is 1.7 km away, about a 20-minute walk or short cycle. The area is well-connected for getting around Amsterdam.

Are there shops and amenities within walking distance?

Yes, a Dirk supermarket is just around the corner (365 m), and an Albert Heijn is a five-minute walk (510 m). Several restaurants are within a couple of streets, and the Vondelpark is a ten-minute walk. The resident notes that more bakeries or shops would be welcome, but daily essentials are covered.

How does the price compare to similar flats in Amsterdam?

The average price per m² in the neighbourhood is €10,223, while this flat works out to about €9,722 per m², slightly below average. However, the energy label F is worse than most homes in the area, where 62% have label B or better. The lower price reflects the need for potential energy upgrades.
