Busy neighbourhood with many tourists

Have lived here quite a long time. Too long. It's getting busier and busier with tourists. Houses are in poor condition, lots of damp and mould, and very small and noisy. Many people with kids are moving elsewhere. Lots of rubbish in the streets and a lot of nuisance from pubs and restaurants. Noise from passers-by and tourists, especially in summer.

The price per square metre works out at about €8,927, which is below the neighbourhood average of €10,103 per m². So while the total price is high, you're getting more space for your money compared to other homes in the area.

What is the energy label and what does it mean?

The energy label is B, which is good for a 19th-century building. It means the home is reasonably energy-efficient, with lower heating costs compared to older properties with labels D or lower. How far is the nearest train station?

The nearest train station is 2.8 km away. That's about a 35-minute walk or a short tram ride. The area is well served by trams and buses, so you can easily reach Amsterdam's main stations.

What is the neighbourhood like for families?

The Frans Halsbuurt has a mix of residents, but only 8% of households have children, which is low. The resident review mentions that "many people with kids are moving elsewhere" due to noise and tourist crowds. There are primary and secondary schools within walking distance, but the area is more popular with singles and couples.

How many homes are currently for sale in the neighbourhood?

There are 16 apartments for sale in the Frans Halsbuurt at the moment. The average time to sell is 40 days, which suggests a fairly active market. Prices range from €325,000 to €1,450,000, so this apartment is at the upper end.

What is the crime rate like in the area?

The total number of recorded crimes in the neighbourhood is 314. Given the high population density and busy tourist traffic, this is not unusual for a central Amsterdam district. The resident review mentions "lots of rubbish" and "nuisance from pubs and restaurants," but does not specifically mention crime.
