Bleekveld, new-build in an existing neighbourhood

The living room of my house looks out onto the Beetzlaan, the other side looks out onto the Nieuwstraat: I have little/nothing to do with the Schaepmanstraat, for example, which is a much less good street. Many people from a lower social class also live there: there is nothing wrong with that in itself, but I don't understand these people, the children hang around on the street and are constantly shouting. So I avoid these streets, I distance myself from them. The entrance to the Bleekveld car park where my car is parked is on the Beetzlaan, and I consider the Beetzlaan as the entrance to my house. Within walking distance there is a bus station and by bike you can reach the shops in 7 minutes: I find that very pleasant. I have good contact with most residents of Bleekveld (18 homes). Years ago, De Alliantie allowed me to have a balcony built in the attic as part of 'home improvement'. This was a pilot by De Alliantie, and I am very happy with it. I think I have a fantastic house in a nice neighbourhood/street to live in.

Very nice neighbourhood

It's very nice and safe here, everyone helps each other and has a lot of respect for each other, very nice. There was a fire recently and everyone helped the people where the fire was.

Frequently asked questions

About Eikenhorstweg 12B, Soest

Is €1,195,000 a fair price for this detached house?

The asking price is 79% above the neighbourhood average of €666,667, which is a significant premium. However, this is a detached house on a large plot in a sought-after part of Soest, and detached homes in the municipality typically sell for higher prices. The median price in 't Hart is €550,000, but this property is clearly in a different segment. Whether it represents value depends on how much you value the pre-war character and outdoor space.

What is the energy label and what does it mean?

The home has energy label C, which is average for a house of this age. It means the property is reasonably efficient but not as economical as modern builds. You can expect moderate heating costs, though exact bills depend on usage. In the neighbourhood, about 33% of homes have label A, while 25% are D or lower, so this home sits in the middle.

How is the public transport connection?

Soest train station is 1.9 km away, about a ten-minute walk. From there, trains run to Utrecht and Amersfoort. There is also a bus station within walking distance, as noted by a resident. The neighbourhood is well-connected without being noisy.

What are the neighbours like?

Based on two reviews, residents describe 't Hart as safe and respectful. One says: "It's very nice and safe here, everyone helps each other." Another mentions good contact with most neighbours but notes some streets are less desirable. Overall, it's a family-oriented area with a mix of ages.

How far are schools and shops?

A primary school (De Driesprong) is 0.6 km away, and a GP is also 0.6 km. The nearest supermarket (Hoogvliet) is 1.4 km, a ten-minute walk. For more choice, Albert Heijn and Lidl are within 2 km. Secondary schools are 1.7 km away. Daily needs are easily met on foot or by bike.

What is the garden like?

The plot is 319 m², which is generous for a detached house in this area. The listing does not specify the garden layout, but the size suggests ample outdoor space. You would need to view the property to see how it is arranged.

How many bedrooms does it have?

The listing does not state the number of bedrooms. With 100 m² of living space, a typical detached house of this era might have three or four bedrooms, but this is not confirmed. You would need to check the floor plan or visit.
