Living in 't Hart, Soest

't Hart is a quiet, predominantly green residential neighbourhood in the southwestern part of Soest, bordering the historic Soestdijk. The neighbourhood has a mixed character: you will find post-war terraced houses alongside new-build projects that have been integrated into existing streets. This gives the neighbourhood a layered appearance. Not all streets are equal, and that is something buyers should take into account when orienting themselves.

Resident Rolanda Kikkert describes her home on Bleekveld as new-build in an existing neighbourhood, and indicates that one street has a very different character from another: "The living room of my house looks out onto the Beetzlaan, the other side looks out onto the Nieuwstraat: I have little to do with the Schaepmanstraat, which is a much less good street." This is an honest signal for buyers: the location within the neighbourhood matters. View the neighbourhood page of 't Hart for all resident reviews and background data.

For daily shopping, you hardly need to leave the neighbourhood. Soestdijk shopping centre, with supermarkets and various shops, is within cycling distance. The nearby Koninginnelaan and the centre of Soest offer additional amenities. Residents rate amenities an impressive 9.5 out of 10, the highest sub-score of all. Education also scores highly with a 9.0: several primary schools are accessible in and around the neighbourhood, which ties in with the fact that families with children form the largest household group (705 households).

In terms of accessibility, 't Hart performs well. Bus connections to the centre of Soest and to Baarn are available, and Soest station and Soest-Zuid station are within cycling distance. Residents rate accessibility at 9.0. Via the Soestdijkseweg you quickly connect to the A28 towards Utrecht and Amersfoort. For those who commute daily, that is a practical advantage.

The neighbourhood feels green: avenues with mature trees, the proximity of the Soestduinen area and parks in the surroundings contribute to the score of 8.0 for green space. Safety is rated at 8.5, which is a good score for a residential neighbourhood of this size. The community score (7.5) and housing score (7.0) are somewhat lower, which may indicate limited social cohesion in some parts and a tight housing market.

Compared to neighbouring community Soestdijk, 't Hart has a slightly broader mix of housing types and a somewhat lower average WOZ value. The adjacent Industrieterrein Soest is a completely different type of area and less suitable as a residential destination. For those who want to explore the entire district, the page about owner-occupied homes in 't Hart-Soestdijk offers a broader comparison framework. More information about the municipality can also be found on the website of the municipality of Soest.

't Hart mainly attracts families and movers. The largest age group is 45 to 65 years, and 41% of residents are married. First-time buyers will experience the average purchase price of nearly €782,000 as a significant threshold, although the lower end of the market (from €300,000) still offers some entry space. Bleekveld, new-build in an existing neighbourhood

The living room of my house looks out onto the Beetzlaan, the other side looks out onto the Nieuwstraat: I have little/nothing to do with the Schaepmanstraat, for example, which is a much less good street. Many people from a lower social class also live there: there is nothing wrong with that in itself, but I don't understand these people, the children hang around on the street and are constantly shouting. So I avoid these streets, I distance myself from them. The entrance to the Bleekveld car park where my car is parked is on the Beetzlaan, and I consider the Beetzlaan as the entrance to my house. Within walking distance there is a bus station and by bike you can reach the shops in 7 minutes: I find that very pleasant. I have good contact with most residents of Bleekveld (18 homes). Years ago, De Alliantie allowed me to have a balcony built in the attic as part of 'home improvement'. This was a pilot by De Alliantie, and I am very happy with it. I think I have a fantastic house in a nice neighbourhood/street to live in.

Very nice neighbourhood

It's very nice and safe here, everyone helps each other and has a lot of respect for each other, very nice. There was a fire recently and everyone helped the people where the fire was.
