Prins Hendrikbuurt, Zaanstad
NeighbourhoodThis detached house on Zuiddijk sits in the Prins Hendrikbuurt, a lively part of Zaandam. With 107 m² of living space and a 201 m² plot, it offers a rare combination of space and character. The 1920 build gives it period charm, and the energy label D means heating costs are something to keep an eye on. At €439,000, the asking price is above the neighbourhood average of €410,636, but for a detached home that's not unusual, detached houses in Zaanstad are a scarce commodity.
The Prins Hendrikbuurt is a mixed, urban neighbourhood with a strong DIY spirit. One resident describes it as a "Volksklusbuurt aan de zaan" and says: "Messy neighbourhood, generally nice people but could do with more pulling together." They note that "almost everyone has a fast life here" and that the streets could be tidier, but also that "the neighbourhood feels reasonably safe" and neighbours would help if needed. The area has a high density of 3,864 addresses per km², making it very urban. Most homes are pre-war (80%), and the population is diverse, with many singles and young adults. For more on the area, see the neighbourhood Prins Hendrikbuurt.
For daily groceries, Dekamarkt is just around the corner, and Vomar is a couple of streets away. There are several primary schools within walking distance: OBS Herman Gorter is a five-minute walk, and obs De Gouw/locatie Kernschool is also close by. For secondary education, VMBO Pascal Zuid is about a ten-minute walk. The Zaan river is nearby for a stroll, and the city centre of Zaandam is very close. The municipality Zaanstad offers plenty of restaurants and cafés within easy reach.
At the time of writing the home is listed via HVMS and also appears on Funda, so it's available through several channels.

Messy neighbourhood, generally nice people but could do with more pulling together (including myself), almost everyone has a fast life here, it would be nice if people were sometimes less rushed and took it easy doing something for someone else, this could be something very small like greeting someone kindly or letting someone go ahead. The neighbourhood could also be a bit tidier in some places, there is rubbish lying in the streets, also from all the DIY that goes on a lot. Furthermore, there are primary schools in the area but they are very full. Also secondary education which is not far by bike. There are restaurants, cafés, lunch spots, a supermarket, bike repair shop, hairdresser, much more and the city of course, which is very close. Also there is regularly a nice party at the Burcht and the river Zaan is nice to walk along. The neighbourhood feels reasonably safe, if something unpleasant were to happen that is seen by residents, I am quite sure they would come to help if needed. Green space is unfortunately somewhat lacking, in principle logical because it's the Randstad but I think it could easily be a lot greener, especially the gardens.
