House prices and market figures Prins Hendrikbuurt, Zaanstad

Prins Hendrikbuurt is a mixed neighbourhood where owner-occupied and rental properties are balanced: 47% of the housing stock is owner-occupied, 53% is rental (38% of which is through a housing association). This says something about the character of the neighbourhood: accessible, but not exclusive. The average WOZ value is €314,000, which is almost equal to the district average of Zaandam Zuid (€313,000), but clearly below the municipal average of Zaanstad as a whole (€368,000). That difference makes Prins Hendrikbuurt relatively affordable within the municipality.

Based on the past twelve months, 16 homes were sold at an average purchase price of €398,969. The range runs from €225,000 to €849,000, showing that both entry-level homes and larger properties come onto the market. The average home has a floor area of 91 m², which works out at a price of approximately €4,384 per m². This is a realistic and market-conforming level for this part of Zaandam. Living in Prins Hendrikbuurt, Zaanstad

Prins Hendrikbuurt is located in the southern part of Zaandam, wedged between the Zaan river and the city's urban infrastructure. It is a neighbourhood you won't quickly forget once you cycle through it: early twentieth-century terraced houses, narrow streets, a mix of renovated facades and homes still awaiting their turn. Resident Zico aptly describes it as a "DIY neighbourhood by the Zaan": a neighbourhood with character, but also with room for improvement. His review on the Prins Hendrikbuurt neighbourhood page sums it up well: people are generally friendly, but the pace of life is high. "Almost everyone has a fast life here," he writes, and he hopes residents will do small things for each other more often.

That observation fits the demographic composition of the neighbourhood. The largest group of residents is between 25 and 45 years old (955 out of 2,925 residents), with relatively many single-person households (690). Only 26% of households are married. So it is not a typical family neighbourhood, but rather a neighbourhood for young starters, singles, and people who consciously choose an urban living environment with a certain roughness at the edges.

In terms of amenities, the neighbourhood is fairly self-sufficient. Along the Westzijde and towards the centre of Zaandam you will find supermarkets, bakeries and small shops. The centre of Zaandam, with the Inverdan shopping area, is within cycling distance. For education, there are primary schools in the immediate vicinity; the resident score for education stands at 7.0, indicating that parents are generally satisfied with it. Accessibility even scores a perfect 10.0: Zaandam station is a short distance away and offers direct connections to Amsterdam Central in about ten to fifteen minutes. The neighbourhood is also well served by bus and bicycle, and the A8 motorway is quickly reachable for those travelling by car.

Green space is the weak point: a score of 5.0 is frankly not high. The neighbourhood has little public green space within its own boundaries. If you need a park or play space for children on a daily basis, you will have to look a bit further. Compared to neighbouring Vijfhoekpark, which promises green space in its name, or the slightly quieter Bomenbuurt, Prins Hendrikbuurt is more urban and compact in nature. The nearby Burgemeestersbuurt has a similar character but a slightly different housing mix.

Safety scores an 8.0 and community spirit an 8.0, although Zico qualifies the latter: social cohesion could be better. That is an honest picture of a neighbourhood in transition, where people are busy with their own lives but the basics are solid.

Is a home for sale in Prins Hendrikbuurt right for you?

Prins Hendrikbuurt is most interesting for starters and young dual-income couples who want to combine buying a home in Prins Hendrikbuurt with a short commute to Amsterdam. The entry price of €225,000 shows that there are opportunities for smaller budgets too, although supply is limited: with 16 transactions in the past year, the market is not large. If you are looking for a larger home or more green space, it is a good idea to also look at homes for sale in Zaandam Zuid as a whole. A disadvantage to be honest about: supply varies greatly and overbidding is not unusual in this segment. Considering renting first? Then check out the range of rental homes in Prins Hendrikbuurt as an intermediate option.

Is Prins Hendrikbuurt suitable for first-time buyers?

The neighbourhood is certainly interesting for first-time buyers and young singles. With 690 single-person households and a large group of residents between 25 and 45, this is not a typical family neighbourhood, but a place where young people consciously choose to live. The entry price of €225,000 makes buying a home in Prins Hendrikbuurt achievable for first-time buyers, although supply is limited and you need to act quickly when something becomes available.

Accessibility is excellent: residents give it a 10.0. Zaandam station is a short bike ride away and offers direct train connections to Amsterdam Central in about ten to fifteen minutes. If you need parks or play space on a daily basis, you might also look at neighbourhoods like Vijfhoekpark or Bomenbuurt in the same district. The proximity of the Zaan does provide a certain water feeling, but that only partially compensates for the lack of green facilities.

Volksklusbuurt aan de zaan

Messy neighbourhood, generally nice people but could do with more pulling together (including myself), almost everyone has a fast life here, it would be nice if people were sometimes less rushed and took it easy doing something for someone else, this could be something very small like greeting someone kindly or letting someone go ahead. The neighbourhood could also be a bit tidier in some places, there is rubbish lying in the streets, also from all the DIY that goes on a lot. Furthermore, there are primary schools in the area but they are very full. Also secondary education which is not far by bike. There are restaurants, cafés, lunch spots, a supermarket, bike repair shop, hairdresser, much more and the city of course, which is very close. Also there is regularly a nice party at the Burcht and the river Zaan is nice to walk along. The neighbourhood feels reasonably safe, if something unpleasant were to happen that is seen by residents, I am quite sure they would come to help if needed. Green space is unfortunately somewhat lacking, in principle logical because it's the Randstad but I think it could easily be a lot greener, especially the gardens.
