Prins Hendrikbuurt, Zaanstad
NeighbourhoodThis two-bedroom apartment on Zuiddijk sits in the heart of Zaandam, with the Zaan river just a couple of streets away. At 54 m² it's compact but efficient, and with an energy label B it's reasonably efficient too. The asking price of €275,000 is keen compared to the neighbourhood average of €410,636, partly because the floor area is 48% smaller than the typical 104 m² in the area. For context, this is one of the smaller apartments in Zaanstad currently on the market.
Prins Hendrikbuurt is a lively, mixed neighbourhood with a strong DIY spirit. One resident describes it as a "Volksklusbuurt aan de zaan", a working-class area where people are generally friendly but could do with a bit more community spirit. They note that the streets can be untidy with rubbish, but also that the area feels reasonably safe and neighbours would help if needed. The neighbourhood has a high proportion of single-person households and a youngish population, with many residents aged 25 to 45. It's a very urban area, with a high address density of 3,864 per km². For more on the area, see the Prins Hendrikbuurt neighbourhood.
Daily life here is convenient. For groceries, Dekamarkt and Vomar are both just around the corner, and Dirk is a five-minute walk away. There are several primary schools within walking distance: ICBS het Zaanplein is a couple of streets away, and OBS Herman Gorter is a ten-minute walk. Secondary education is a short bike ride away. The train station is a ten-minute walk, and the city centre with its restaurants, cafés and the Burcht party venue is on your doorstep. Messy neighbourhood, generally nice people but could do with more pulling together (including myself), almost everyone has a fast life here, it would be nice if people were sometimes less rushed and took it easy doing something for someone else, this could be something very small like greeting someone kindly or letting someone go ahead. The neighbourhood could also be a bit tidier in some places, there is rubbish lying in the streets, also from all the DIY that goes on a lot. Furthermore, there are primary schools in the area but they are very full. Also secondary education which is not far by bike. There are restaurants, cafés, lunch spots, a supermarket, bike repair shop, hairdresser, much more and the city of course, which is very close. Also there is regularly a nice party at the Burcht and the river Zaan is nice to walk along. The neighbourhood feels reasonably safe, if something unpleasant were to happen that is seen by residents, I am quite sure they would come to help if needed. Green space is unfortunately somewhat lacking, in principle logical because it's the Randstad but I think it could easily be a lot greener, especially the gardens.
