Rental prices and market figures for Bospolder, Rotterdam

Bospolder is a typical rental neighbourhood: as many as 83% of the 3,223 homes are rental properties, only 17% are owner-occupied. Within that rental market, the share of social housing is large. About 63% of all homes are owned by a housing association, and another 20% are rented out by other landlords. This means the free sector is relatively limited here, but supply does become available.

In the free sector (excluding social housing and room rentals), the average rent over the past year was €1,559 per month, with a range of €749 to €2,700. With an average floor area of 73 m², this works out to around €21.40 per square metre. The WOZ value in Bospolder is €261,000, well below the average for the district Delfshaven (€300,000) and the municipality Rotterdam (€320,000). This makes renting in Bospolder relatively affordable compared to many other Rotterdam neighbourhoods, although free-sector prices have risen sharply in recent years due to the tight market. See the current supply and daily prices at the top of this page for the latest updates.

Living in Bospolder, Rotterdam

Bospolder is nestled between Marconiplein, Mathenesserdijk and Vierhavensstraat, in the heart of Rotterdam-West. It is a densely built, urban neighbourhood with a mix of pre-war porch flats, post-war social housing blocks and occasional recent new-builds. The atmosphere is down-to-earth and multicultural: with 7,570 residents in a compact area, it is lively, sometimes messy, but never boring. The largest age group is 25 to 45 years (2,490 residents), which is reflected in the street scene: many young workers and families with young children.

In terms of character, Bospolder is a neighbourhood in transition. Investment is being made in housing improvement and public spaces, but residents note that there are still homes in urgent need of renovation. One resident on the Bospolder neighbourhood page writes: "We have a very nice street, neighbours look out for each other and help when needed. It's just a shame there's no greenery and there are still homes in the neighbourhood that badly need a major overhaul." That sums up Bospolder: social cohesion can be strong, but the physical environment lags behind.

Amenities in Bospolder

For daily groceries, you'll find a Lidl on Schiedamseweg within walking distance, as well as various Turkish and Moroccan supermarkets along Vierambachtsstraat. Along that same street are bakeries, hairdressers, phone shops and small eateries. For a larger shopping offer, head to Marconiplein or the centre of Middelland, which is a bike ride away. Primary schools such as De Globetrotter and Het Landje are nearby. Sports facilities are limited within Bospolder itself, but Vijfsluizen sports park and Sportfondsenbad West swimming pool are a short bike ride away. Greenery is the weak point: the neighbourhood score for green space is only 2 out of 10. Parks are almost entirely absent; for a walk you need to go to Dakpark on the edge of Spangen or Vroesenpark in Blijdorp.

Accessibility of Bospolder

Accessibility is a strong point. Marconiplein metro station (lines A, B and C) is on the edge of the neighbourhood and takes you to Rotterdam Central in about ten minutes. Several bus and tram lines stop along Schiedamseweg and Marconiplein. By car, you are quickly on the A20 towards The Hague or Gouda. Cycling to Rotterdam city centre takes about ten minutes. Parking is permit-based in parts of Bospolder, and free parking spaces are scarce. More information about parking permits can be found on the website of the municipality of Rotterdam.

Compared to neighbouring areas in Delfshaven, Bospolder is a bit rougher around the edges than, for example, Nieuwe Westen, which has more restaurants and a livelier street scene. Tussendijken has a similar character, while Oud Mathenesse is slightly quieter and greener. If you are looking for available rental homes in this part of Rotterdam, it is a good idea to compare several neighbourhoods.

Is Bospolder right for you as a tenant?

With an average income of €27,700 and a labour participation rate of 54%, Bospolder is a neighbourhood where many tenants are on a budget. Singles and starters form the largest group: 1,905 of the households are single-person. If you want a rental home in the free sector, expect quick response times and make sure your documents (income statement, ID, employer's statement) are ready. For social housing, registration with Woonnet Rijnmond is necessary, but waiting times are long. If you are looking for something to buy, also check the supply of homes for sale in Bospolder, because with a WOZ value below the Rotterdam average, there are opportunities. Be honest with yourself: the lack of greenery and the varying state of maintenance of some properties are real downsides.

Good neighbourhood

We have a very nice street, neighbours look out for each other and help each other when needed. I should add that we are all the first residents, so we know each other. It's just a shame that there is no greenery and there are still houses in the area that are in dire need of a major overhaul. As for greenery, it's poverty stricken in the neighbourhood, and there is little for children. There are a few trees on the street, that's it.
