Rental prices and market figures Hoog-Catharijne NS en Jaarbeurs, Utrecht

Hoog-Catharijne NS en Jaarbeurs is a pronounced rental neighbourhood: no less than 87% of the 1,184 homes are rental properties. Only 2% are owned by housing associations, meaning 85% is in the hands of private and commercial landlords. Social housing is therefore virtually absent here. In the free sector, the average rent over the past year was €1,873 per month, with a range of €1,033 to €3,500. With an average floor area of 77 m², that works out to about €24.30 per square metre. That is steep, but fitting for the prime location right next to Utrecht Central Station. The WOZ value of €400,000 is notably lower than the Utrecht average (€458,000) and well below the average for the Binnenstad district (€535,000). This is because it mainly concerns compact apartments rather than the canal houses further on. The average income of €52,000 is higher than the municipal average of €42,000, which fits the profile of working professionals living here. Living in Hoog-Catharijne NS en Jaarbeurs

This is not a neighbourhood in the traditional sense. Hoog-Catharijne NS en Jaarbeurs is the beating heart of the Utrecht station area: a mix of the Hoog Catharijne indoor shopping centre, the Jaarbeurs, Utrecht Central Station and the new-build residential towers that have sprung up like mushrooms in recent years. Think complexes such as De Syp, Wonderwoods and the Beurskwartier. The homes are almost all modern apartments from the period 2015-2024, with sleek finishes, energy-efficient (average gas consumption is only 100 m³ per year) and compact. You won't find large family homes here. It is a place for people who want to be right in the middle of the action and are willing to pay a high rent for it.

Facilities within walking distance

You can do your shopping literally in your own building or a stone's throw away. Hoog Catharijne has an Albert Heijn XL, and there are various eateries and shops. The Jaarbeurs offers events and fairs all year round. There is an abundance of catering establishments towards the Mariaplaats and Vredenburg. For schools in the area, you need to look a bit further, towards Lange Elisabethstraat and Mariaplaats or the Lombok district, where primary schools and daycare centres are located. Sports facilities are available through various fitness chains in the station area, and the Jaarbeursplein provides space for events. Real green space is scarce here: the nearest park is the Zocherpark, about a ten-minute walk to the west.

Accessibility: nowhere better in Utrecht

This is the best-connected place in the entire province. Utrecht Central Station, the largest railway station in the Netherlands, is literally at your feet. Intercity trains to Amsterdam (26 min), The Hague (40 min) and Eindhoven (45 min) depart continuously. Buses and trams (the Uithoflijn) stop at the Jaarbeursplein and Central Station. By car, you can quickly leave the city via the A2 and A12, but parking is another story: a permit is expensive and scarce, and garage parking quickly costs €200 to €300 per month. The bicycle is the logical mode of transport here, with the world's largest bicycle parking facility directly under the station. More information about parking and permits can be found on the website of the municipality of Utrecht.

What residents think

Residents give Hoog-Catharijne NS en Jaarbeurs a 6.8 out of 10. The scores for housing (10) and facilities (10) are maximum, which fits the modern apartments and the shop-rich environment. But there are clear pain points: accessibility scores only a 4 (surprising for such a central location, possibly due to parking issues), green space also gets a 4, and sense of community a 5. One resident writes: "Everything is new and well-maintained, but it feels more like a hotel than a neighbourhood." That hits the core: you live here fantastically in terms of comfort and convenience, but a close neighbourhood feeling is lacking. See all reviews and neighbourhood data on the neighbourhood page of Hoog-Catharijne NS en Jaarbeurs.

Compared to neighbouring areas such as Domplein, Neude and Janskerkhof, you miss the historic charm and street life here. If you prefer to live in a neighbourhood with more character, you could also look at Wijk C, which is right next to the station area but has a very different, smaller-scale streetscape.

Busy but because the apartment is high up you hardly notice it!

In terms of amenities it's wonderful to live in the centre, but it's also very busy and not accessible by car. Public transport is excellent. I never feel comfortable walking alone late at night because of all the homeless people and creepy individuals. There should be much more green space in the centre for my liking. It could be so much better. We do have a very nice green courtyard at the apartment complex.
