House prices in Willemstad: well above the municipal average

Willemstad is a prime owner-occupied neighbourhood: 71% of the housing stock is privately owned, compared to 29% rented. The average WOZ value is €386,000, which is clearly higher than the municipal average of Moerdijk (€335,000). That difference reflects the appeal of this historic fortified town. Over the past twelve months, 50 homes were sold, with an average sale price of €576,520 and a range from €250,000 to €1,200,000. The supply mainly consists of larger single-family homes and detached houses, with an average living area of 159 m². Apartments are scarce. For current asking prices and available properties, see the overview at the top of this page.

Buying in Willemstad therefore means allowing for a significant investment. Prices are structurally higher than in surrounding villages such as Zevenbergen or Klundert. This is entirely due to the unique location and character of the village.

Living in Willemstad: fortified town with a strong sense of community

Willemstad is not an average Brabant village. The 17th-century fortress structure, the harbour and the characteristic buildings make it one of the most recognisable places in the municipality of Moerdijk. Residents appreciate that too: on the neighbourhood page of Willemstad, the neighbourhood scores a 7.8 out of 10. Notably high are the scores for community (9.0) and green spaces (9.0). One resident describes the atmosphere as close-knit and involved, a place where people know each other and the public space is well-maintained. Accessibility scores an 8.0, while safety (7.0) and amenities (7.0) are slightly lower, which is honestly logical for a village of this size.

In terms of amenities: Willemstad has a primary school, a small marina, local hospitality businesses on the Voorstraat and a limited range of shops for daily groceries. For a full supermarket or secondary school, residents rely on surrounding places. The immediate area offers plenty of space for cycling and walking trips along the Hollandsch Diep. Sports enthusiasts find their way to local clubs. Those seeking more urban amenities can drive to Bergen op Zoom or Roosendaal. Via the A29 and A4, Willemstad is well connected to the Randstad and the south. A car is practically indispensable, as public transport is limited to a few bus services. There is no train station in the village itself.

Within Willemstad, there are also smaller sub-areas with their own character. Kloosterblokje and the scattered houses around Willemstad sometimes offer more space and a more rural setting than the historic centre. Noordlangeweg is also an option for those who want to live a bit quieter. The municipality is actively working on liveability and tourism development; more information can be found on the website of the municipality of Moerdijk.

Who is a home in Willemstad suitable for?

Living in Willemstad mainly attracts families and people aged 45 to 65 who appreciate space, tranquillity and a strong community. First-time buyers find it difficult here: the average sale price of over €576,000 makes buying a home in Willemstad financially hard to reach for many first-time buyers. Don't forget the additional costs either: transfer tax (2% for owner-occupiers above the starter exemption), notary fees and any renovations. Those who cannot yet take the step to buying can also look at rental homes in Willemstad as a temporary alternative. Supply is limited, so acting quickly when a new property comes up is wise.

Lovely village, nice neighbourhood

I grew up here and enjoy living here very much. Our neighbourhood is very child-friendly and cosy with the playground right on our doorstep. For a longer walk, you can take a stroll around the singel or the wallen. There aren't many shops, but that's not a problem for us.
