The average WOZ value is €146,000, clearly lower than the district average of Vrieheide-De Stack (€160,000) and well below the municipal average of Heerlen (€203,000). This difference is also reflected in transaction prices: over the past twelve months, 28 homes were sold at an average purchase price of €196,032. Living in Vrieheide, Heerlen

Vrieheide is a compact residential neighbourhood on the southeastern edge of Heerlen, wedged between the greenery of the Brunssummerheide and the more urban development towards the centre. The neighbourhood has a distinct character: it is not an anonymous dormitory suburb, but neither is it a bustling city district. Residents know each other, there is a certain closeness, but the neighbourhood also faces visible social challenges.

The homes were largely built in the 1950s to 1970s: terraced houses with small front and back gardens, occasionally a semi-detached house. The streets are quiet in layout, but parking can be an issue. One resident writes: "Parking right in front of my door is really not nice," and that is a recurring sentiment in the neighbourhood. If you have a car, it is wise to check in advance whether parking facilities are included with the home.

In terms of amenities, Vrieheide scores average. There are primary schools in the immediate vicinity, bringing the resident score for education to 7.0. For daily groceries, you rely on the surrounding neighbourhoods or the centre of Heerlen. The location near the Brunssummerheide is a real asset: walking and cycling in nature is literally around the corner. Resident Tj describes it aptly: "In terms of education, amenities, nature and many other things, it is a top neighbourhood" and explicitly mentions the Brunssummerheide. That green edge distinguishes Vrieheide from more centrally located neighbourhoods such as Nieuw-Einde or Weggebekker, which are more urban in nature.

Accessibility is a notable strength: residents give it a 9.3 out of 10. Vrieheide is conveniently located relative to the A76 and is connected to the centre of Heerlen via bus services. Heerlen station is a short drive away, from where you can travel towards Maastricht or the border with Germany. Cyclists benefit from the relatively quiet streets and the proximity of cycling routes through the countryside.

To be fair: the neighbourhood also has a downside. The safety score stands at 6.0 and resident Tj describes "many fights, shootings and crime that often go unaddressed." At the same time, Andries says: "Something happens in every neighbourhood, but I still find the neighbourhood safe." Perceptions vary by street and by resident. Social cohesion is high enough to feel a sense of community, but low enough in score (5.3) to realise that not everyone feels equally at home. For all resident reviews and neighbourhood data, you can visit the Vrieheide neighbourhood page.

Compared to the broader district Vrieheide-De Stack, Vrieheide is slightly lower in WOZ value and income level, but offers more character and stronger neighbourhood ties than some surrounding sub-areas.

Does a home for sale in Vrieheide suit you?

In the neighbourhood there are many cultured people, very cosy! The only downside is that there are also antisocial people living here.. and they don't give a damn about anything or anyone.. there is little parking space right in front of my door, which is really not pleasant, the neighbourhood itself is quite close-knit and everyone enjoys chatting with each other during New Year's or a summer day. There is hardly any greenery here and there, some bushes here and there but that's about it.. luckily they are busy renovating and greening the part where we live, so that's something I consider a plus point for the neighbourhood. Unfortunately, it's often the case that houses have overdue maintenance due to landlords or people who simply don't care about what their house looks like.

It's a cosy but scary neighbourhood with a lot of crime.

I think I live in a neighbourhood that can be cosy, but there are many fights, shootings and a lot of crime here, which often goes unaddressed. In terms of education, facilities, nature and many other things, it's a top neighbourhood. With the Weggebekker and the Brunssummerheide around the corner, there is plenty of forest.
