Scherpdeel: a mixed neighbourhood with one critical voice

Scherpdeel is a densely built area (over 2,100 addresses per km²) with a mix of families and singles. The one resident review is blunt: "The ghetto of Roosendaal", they mention feeling unsafe as a young woman and complain about litter. It's a single perspective, so take it as one person's experience. The neighbourhood Scherpdeel page has more data on the area.

Daily life on the street

For groceries, the nearest Jumbo is just around the corner, and there's an Albert Heijn and Aldi within a ten-minute walk. Primary school KPO Basisschool De Appel is on your doorstep, and the Gertrudis secondary school is a ten-minute walk away. The municipality Roosendaal page covers wider amenities.

The ghetto of Roosendaal

There aren't many good points as I see it. Many bad points though; It's not safe here for people like me (young girls) and I'm regularly harassed by creepy men. I get called all sorts of names without doing anything at all. Besides that, it's really disgustingly dirty here. You can't even look 2 metres ahead without being able to fill a bag full of rubbish.

Frequently asked questions

About Jan Sluijtersstraat 47, Roosendaal

Is €305,000 a fair price for this house?

The asking price is €305,000, which is 30% below the neighbourhood average of €435,900. Given the 122 m² floor area, that works out to about €2,500 per m², while the neighbourhood average is €3,567 per m². So it's priced on the low side, but the energy label D and the 1964 build year mean you may want to budget for upgrades.

What is the energy label and what does it mean?

The home has energy label D. In the neighbourhood, 26.3% of homes have label D or lower, while 36.8% have A+ or better. Label D is average for a house of this age, but you can expect higher energy costs compared to a more modern home.

How is the neighbourhood Scherpdeel?
