House prices and market figures for Scherpdeel, Roosendaal

The owner-occupied market in Scherpdeel is predominantly a home-owning neighbourhood: 58% of homes are owner-occupied, while 41% are rented, a significant portion of which through a housing association (26%). The average WOZ value is €218,000, slightly below the district average for West (€223,000) and clearly below the municipal average for Roosendaal (€292,000). This difference makes Scherpdeel one of the more affordable neighbourhoods in the city.

A total of 28 homes changed hands in that year. For current listings, asking prices and average time on market, please consult the overview at the top of this page.

Living in Scherpdeel, Roosendaal

Scherpdeel is a residential neighbourhood on the western side of Roosendaal, part of the West district. Its character is down-to-earth and functional: predominantly terraced houses and semi-detached homes from the 1970s and 1980s, interspersed with a modest number of social housing flats. The streets are quiet, the building density moderate. It is not a neighbourhood that stands out for architectural features, but for families seeking space at a lower price than in the centre, Scherpdeel offers a practical base.

The largest group of residents is between 25 and 45 years old, but there are also relatively many single-person households (545 out of approximately 1,126 homes). This mix of young families, singles and older residents gives the neighbourhood a mixed character. The average income is €28,800, below both the district and municipal averages. This is also reflected in the type of amenities: it is not a neighbourhood with a bustling shopping centre or trendy hospitality venues.

In terms of amenities, Scherpdeel is limited in self-sufficiency. For daily groceries, residents rely on nearby shopping strips towards the centre of Roosendaal or the supermarkets along the Borchwerf. Primary schools are present in the immediate vicinity, which explains the relatively high education score (6.0) in resident reviews. Green space scores well at 7.0: the neighbourhood has park areas and green spaces that give the living environment some breathing room. That is also the most appreciated aspect among current residents.

Accessibility by public transport is a weak point. Residents give accessibility a score of just 2.0 out of 10, which is remarkably low. Scherpdeel is not directly located near a train station; Roosendaal station is a reasonable bike ride away, but bus connections from the neighbourhood itself are limited. By car, the situation is better: via the Borchwerf and the connection to the A17 towards Bergen op Zoom or Breda, you can reach the motorway relatively quickly. If you rely on public transport daily, it is wise to consider this carefully.

The overall neighbourhood score for Scherpdeel stands at 4.0 out of 10, based on resident reviews. Amenities (1.0) and accessibility (2.0) pull the average down significantly. One resident describes the neighbourhood as: "Green and quiet, but you really rely on the car for everything. Shops, public transport, it all lacks." That is an honest picture. If you want to look at similar neighbourhoods, you can also check out Ettingen or Vroenhout, which are also in the West district. Heerma van Vossstraat-Molenbeek and Herreweg are also nearby neighbourhoods worth comparing.

Is a home in Scherpdeel right for you?

Scherpdeel particularly appeals to first-time buyers and young families who want to buy a home in Roosendaal but do not want to pay top dollar. The entry price of €225,000 is low for the region, and the average transaction price of €382,554 is well below the municipal average. Those looking to move up the property ladder and seeking more comfort or a better location might prefer other districts such as Centrum or Groot Kroeven. Be honest about the drawbacks: few amenities within walking distance, poor public transport and a low overall neighbourhood score. If you are still unsure whether buying is the right choice, you can also look at rental homes in Scherpdeel as an alternative to get to know the neighbourhood first.

The ghetto of Roosendaal

There aren't many good points as I see it. Many bad points though; It's not safe here for people like me (young girls) and I'm regularly harassed by creepy men. I get called all sorts of names without doing anything at all. Besides that, it's really disgustingly dirty here. You can't even look 2 metres ahead without being able to fill a bag full of rubbish.
