Frequently asked questions

About Ericastraat 6, Eindhoven

Is €710,000 a fair price for this house?

The asking price of €710,000 is 55% above the average asking price in Bloemenplein (€458,571). However, this home is also 62% larger than the neighbourhood average (165 m² vs 102 m²). Recently sold homes in the area went for an average of €498,833, so the price is high but reflects the extra space. Whether it is fair depends on how much you value the size and the specific location.

What is the energy label C worth?

Energy label C is an official registration (EP-Online) that indicates the home is reasonably efficient. It is not the most efficient label, so you can expect moderate energy costs. The label does not tell you exactly which measures have been taken, it could be a combination of insulation, glazing and heating. In the neighbourhood, 27.3% of homes have label C, while 36.4% have A+.

How is the neighbourhood for families?

Bloemenplein has a young population, with many residents aged 25,45. About 18% of households have children, and there are several primary schools within walking distance. The area is urban and lively, with restaurants and a park nearby. It is not a typical family suburb, but it offers good amenities for families who prefer city living.

What public transport is nearby?

The nearest train station is 2.9 km away, so you would need a bike or bus to reach it. The neighbourhood is very urban, so bus stops are likely within a short walk.

How does the size compare to other homes in the area?

With 165 m² of living space, this house is 62% larger than the average home in Bloemenplein (102 m²). The plot of 208 m² is also generous for an end-of-terrace house. Most homes in the neighbourhood are smaller, so this is a standout property in terms of space.

What is the condition of the house?

The listing states the year of construction (1963) and the energy label (C), but does not provide details about the condition of the roof, installations or finishes. The build year suggests it may have been updated over time, but you would need to view the property to assess its current state.

Excellent neighbourhood, living here since 1994

I've lived here since 1994 and don't want to leave for as long as my life allows. The living comfort is sublime, and in summer you feel like you're in Italy or Greece because of the white houses. It's fairly safe to live here; there's neighbourhood watch and residents keep a close eye on everything. It's a great privilege to live here. All shops and healthcare facilities are within walking distance, as is the centre of Eindhoven. I want to keep living here!!!

Fine

I've known this neighbourhood in Eindhoven for a while, but I've been living here myself for a few months now. I moved here from a less pleasant area and the difference is noticeable. Apart from occasional nuisance from motorbikes and partying people from Stratum, this neighbourhood is really great. Lots of greenery, close to the station and the Jumbo, it's very nice.

Beautiful

I think the neighbourhood is beautiful because it is very green. There is also one very nice playground with a dog poo field and a log cabin with fun activities.
