What does a rental property cost in the Geuzenbuurt?

The Geuzenbuurt is a true rental neighbourhood: 69% of the approximately 3,750 homes are rental properties. That is substantial, but looking at the distribution, it is striking that only 19% are owned by housing associations. The vast majority (49%) are rented out by private landlords and investors. This means that the supply of rental properties in the Geuzenbuurt mainly falls in the free sector, and you can see that in the prices. In the past twelve months, 175 homes in the free sector were rented out at an average rent of €2,417 per month. The range is wide: from about €781 for a smaller apartment to €4,500 for the more spacious homes. The average WOZ value is €530,000, slightly above the Amsterdam average of €517,000. Geuzenbuurt: pleasant living without a neighbourhood feel?

On the neighbourhood page of the Geuzenbuurt, residents rate the neighbourhood a 7.7 out of 10. That is a decent score, but behind that figure lies a nuanced picture. Accessibility and education both receive a perfect 10. That is not an exaggeration: with tram lines on Jan van Galenstraat and Admiraal de Ruijterweg, plus several bus connections and Amsterdam Sloterdijk station within cycling distance, you can get anywhere quickly. Primary schools in the area score highly, something resident Eline Lotte also confirms: "My primary school years in this neighbourhood really score perfectly."

At the same time, there is a downside. The sense of community scores only a 6.0 and amenities do not get beyond a 5.5. Eline Lotte puts it aptly: "It is pleasant and the people are friendly, but a sense of togetherness is lacking." She also mentions that the neighbourhood has many students and expats, which keeps turnover high. This explains why 64% of residents are highly educated and the largest age group (3,295 of the 6,715 inhabitants) is between 25 and 45 years old. It is a young, dynamic neighbourhood, but not necessarily one where you know your neighbours by name.

The Geuzenbuurt consists of several sub-neighbourhoods, each with its own character. In the Trompbuurt you will find the somewhat narrower, pre-war streets with compact apartments. The Geuzenhofbuurt has a bit more greenery and a quieter appearance, while the Pieter van der Doesbuurt lies closer to the Erasmuspark. That park is, by the way, one of the major plus points: residents give greenery an 8.0 and the Erasmuspark functions as the backyard of the entire neighbourhood. On summer days it is busy with picnickers, runners and families. The hospitality industry along the Admiraal de Ruijterweg is steadily growing, with coffee shops and small restaurants giving the neighbourhood an increasingly distinct character. Yet the range of daily shopping facilities is limited compared to, for example, the Jordaan, where you can find everything around the corner. More information about facilities and liveability in the entire city can also be found on the website of the municipality of Amsterdam.

Renting in the Geuzenbuurt: for whom and for whom not?

If you are looking for an apartment to rent in the Geuzenbuurt, you have to take into account free sector prices that are steep. For single people with a modal income, it becomes tight. Pleasant atmosphere but not much neighbourhood feeling

It's nice there and friendly people. But a sense of togetherness is lacking and I don't have much contact with my neighbours either, which I regret. My primary school days in this neighbourhood were really perfect and the restaurants and shops are also very good. But there are many students and expats, which makes me feel a certain divide and not much community. I myself would like to move out, but that's certainly not possible in my neighbourhood because they are far too expensive.

Cosy neighbourhood

Nice and cosy, there is an ice cream shop and a playground called de ruige speeltijn but now it's for babies because everything is getting super small, which is a shame, but the rest is great. We get along well and some of my friends live very close by, which is also nice. But I do think there should be more playgrounds for older children, because babies are fine at home too, but older kids just end up on their phones or laptops, so more playgrounds for older children, that's the only thing.
