House prices and market figures for Deppenbroek, Enschede

The owner-occupied market in Deppenbroek is relatively modest in size: only 37% of the housing stock is owner-occupied, while 63% is rented. This makes the supply of owner-occupied homes in Deppenbroek more limited than in many other neighbourhoods. Over the past twelve months, 40 homes were sold, with an average purchase price of €302,325. Prices ranged from €185,000 to €525,000, indicating that both entry-level and larger homes are available. The average living area was 99 m², which works out at a price of approximately €3,054 per square metre.

The WOZ value in Deppenbroek is €228,000, which is clearly lower than the average for the district Enschede-Noord (€271,000) and the municipal average of €284,000. This difference is partly due to the large share of social housing in the neighbourhood, which depresses the average WOZ value. However, actual selling prices are higher than the WOZ value suggests. Living in Deppenbroek, Enschede

Deppenbroek is a neighbourhood in north Enschede that you don't immediately associate with trendy city life, but for those who live there, its peace and recognisability are major advantages. The neighbourhood was largely built in the 1970s and 1980s, and this is reflected in the streetscape: terraced houses, semi-detached houses and a number of apartment blocks alternate. It is a functional neighbourhood, not spectacular in terms of architecture, but solid and green. Streets such as Deppenbroeklanden and the area around Roomveldje give the neighbourhood a green character that residents appreciate.

In terms of amenities, Deppenbroek is reasonably self-sufficient for daily shopping. Supermarkets and small shops are within easy reach in the immediate vicinity, and the Servicecentrum Noord, on the edge of the neighbourhood, offers, among other things, a GP out-of-hours service. Resident Robin Aartsen describes this as a clear plus point: "I live close to the Servicecentrum Noord and the fire station, so the GP out-of-hours service and, for safety, the fire station are nice and close." For more extensive shops and catering, the city centre of Enschede is about five to ten minutes away by bike or car.

The accessibility of Deppenbroek scores well with residents. Several bus routes connect the neighbourhood to the centre of Enschede and the NS railway station, from where you have trains towards Hengelo, Almelo and beyond. By car, the connection to the N35 and A35 is relatively quick to reach, which also makes the neighbourhood attractive for commuters. By bike, the centre of Enschede is easily accessible via the existing cycle paths.

The neighbourhood has a mixed resident profile. With 4,530 inhabitants and a large group of single-person households (1,250), it is not a typical family neighbourhood, although the 25-45 age group is also well represented. You notice this in the atmosphere: it is not a neighbourhood where everyone knows each other, but neither is it an anonymous urban area. The community score of 7.0 in the resident ratings fits with this. Safety, accessibility, green space and housing all score 8.0, which is remarkably consistently positive for a neighbourhood in this segment.

Compared to neighbouring neighbourhoods such as Roombeek-Roomveldje, which is known for its renewed urban design after the fireworks disaster, Deppenbroek is quieter and less conspicuous. Mekkelholt and Walhof-Roessingh are other neighbourhoods in Enschede-Noord with a similar character, each with their own housing mix. Is a home in Deppenbroek right for you?

Deppenbroek mainly appeals to first-time buyers and young dual-income couples looking for an affordable home in a quiet, green environment with good accessibility. The average purchase price of over €302,000 and an entry price from €185,000 make it more realistic for first-time buyers than many other Enschede neighbourhoods. Home-movers looking for more space can turn to the larger homes in the higher price range. However, the large share of rental properties means that the supply of owner-occupied homes is limited, so acting quickly is advisable. If you prefer to rent, you can take a look at the rental properties in Deppenbroek. A disadvantage to bear in mind: the neighbourhood has a lower average income level than the rest of Enschede, which can affect long-term value development.

Reliable neighbourhood.

In my opinion, it's actually quite a good neighbourhood. Nothing very crazy ever happens, except for some neighbours who can be weird and very annoying. Personally, I live close to the service centre north and the fire station, so the GP out-of-hours service and, for safety, the fire brigade are nice and close. I also have little trouble from the fire brigade.
