Living in Gageldonk, Breda

Gageldonk is a quiet, green residential neighbourhood on the north-west side of Breda. The neighbourhood was built in the 1970s and 1980s and it shows: wide streets, front gardens, plenty of greenery between the houses and a clear, low-rise structure. It is not a neighbourhood that stands out for architectural highlights, but rather for the space it offers. Residents appreciate that: greenery scores as high as 9.0 out of 10 in the resident rating.

For daily shopping, there is a supermarket within cycling distance, and for a larger range of shops, Breda city centre is easily accessible. Children can attend primary schools in the immediate vicinity, and there are several sports clubs active in the district. The Mastbos, one of the largest deciduous forests in the Netherlands, is a short distance away and attracts walkers and cyclists from the entire region. This makes the location of Gageldonk special: green and quiet, yet a quarter of an hour's cycle from the city centre.

In terms of accessibility, the neighbourhood scores an 8.0. By car, the A16 and A58 are easily accessible via the N263, making Gageldonk attractive for commuters heading to Rotterdam or Tilburg. By bus, there are connections to the centre and Breda station, from where intercity trains run to Amsterdam, Utrecht and Antwerp. The neighbourhood is also good for cycling: the centre is about five kilometres away.

The overall resident score for Gageldonk stands at 7.8 out of 10, based on resident reviews on the Gageldonk neighbourhood page. Safety, accessibility, sense of community and facilities all score an 8.0. One resident writes: "Gageldonk is a quiet neighbourhood with lots of greenery, nice neighbours and good connections to the centre. Ideal for families who want some space without living too far out of the city." The lower scores for beauty (7.0) and housing (7.0) indicate that the neighbourhood looks a bit dated in some places and that the housing supply is limited and not very diverse.

Compared to neighbouring areas such as Heksenwiel and Kroeten, Gageldonk has a more established, family-oriented character. Kievitsloop and Muizenberg are in the same district and offer similar types of homes, but the atmosphere and exact location relative to green spaces and main roads differ per neighbourhood. It is worth comparing these neighbourhoods side by side if you are seriously considering buying in this part of Breda.

Is a home in Gageldonk right for you?

Gageldonk mainly attracts families and home-movers looking for space in a green, quiet environment without leaving the city entirely. The largest age group is 25 to 45 years old, which confirms the picture of a neighbourhood with young families and dual-income households. With an average purchase price of over €449,000, the neighbourhood is not cheap, but it is more affordable than the Breda average. First-time buyers with a limited budget will find it difficult, especially because the annual transaction volume is low (14 sales) and there is therefore little choice. If you do not want to buy immediately, you can also look at rental homes in Gageldonk as an intermediate solution. Be prepared for a sharp bidding strategy, as supply is limited and demand is stable.

Cosy child-friendly green neighbourhood

Cosy neighbourhood where you can have a chat with the friendly neighbours. Very child-friendly with plenty of playgrounds and spots. Lots of green, lots of trees. Nice to take a walk in the residential areas. Easily accessible thanks to the main road around the entire neighbourhood, making it easy to take the exit where you need to be. It could be cleaner in the neighbourhoods, but children are children and unfortunately people just don't think about the environment. But that's the case everywhere. Despite that, I do think it's one of the cleaner neighbourhoods in Breda.
