House prices and market figures Holtenbroek III, Zwolle

Holtenbroek III is a neighbourhood where owner-occupied and rental properties clearly coexist: 41% of homes are owner-occupied, while the remaining 59% are rental properties, a large proportion of which are owned by a housing association. This gives the neighbourhood a mixed character, with relatively affordable owner-occupied homes compared to the rest of Zwolle.

The average WOZ value is €237,000, almost equal to the district average of Holtenbroek (€239,000), but significantly lower than the Zwolle average of €344,000. This difference makes Holtenbroek III attractive to many buyers. In the past twelve months, 20 homes were sold here at an average purchase price of €313,700. The range ran from €239,000 to €449,000, indicating that both starter homes and larger family homes come onto the market. With an average living area of 89 m², this works out at a price per square metre of approximately €3,525. The supply mainly consists of terraced houses and porch flats from the 1960s and 1970s. Living in Holtenbroek III, Zwolle

Holtenbroek III is a post-war residential neighbourhood with a distinct character of its own. The buildings largely date from the 1960s and 1970s: terraced houses, porch flats and the occasional gallery flat alternate along wide, tree-lined streets. It is not a neighbourhood that stands out for architectural features, but rather for the space available. Green space scores highly with residents, and that is understandable: the Holtenbroekerdijkpark and the green strips along the Nieuwe Vecht are within cycling distance, and within the neighbourhood itself there is also plenty of public green space between the housing blocks.

The neighbourhood has a multicultural composition and a relatively young population. The largest group of residents is between 25 and 45 years old, creating an active, mixed atmosphere. The proportion of single-person households is large (570 out of approximately 1,053 homes), which is also noticeable in the street scene: it is not a typical family neighbourhood, but certainly not a student district either.

For daily shopping, you hardly need to leave the neighbourhood. Holtenbroek Shopping Centre, a short cycle ride away, offers a wide range of supermarkets and shops. Residents rate amenities 9 out of 10, and that is not an exaggeration: primary schools, a library point and sports facilities are also easily accessible. Accessibility also scores a 9: several bus routes connect Holtenbroek III with Zwolle city centre and the NS railway station, which is about ten minutes away by bike. Via the N35 and the nearby slip roads towards the A28, the neighbourhood is also well connected by car.

Less rosy is the verdict on the neighbourhood's appearance. The only available resident review gives an overall score of 7.3, but the sub-score for cleanliness is just 3 out of 10. Resident J.L.M. writes: "A multicultural society is fine, but there is no upbringing in terms of tidiness. Everything is just thrown on the street, both parents and children." That is an honest signal for anyone considering buying a home here: the neighbourhood is functional and well-equipped, but the public space is not treated with equal care by everyone. Safety scores a 6, which also says something about the experience on the street.

Compared to neighbouring areas such as Holtenbroek I and Holtenbroek II, Holtenbroek III has a slightly more urban and mixed character. Holtenbroek IV is somewhat quieter and greener in layout. Decent neighbourhood but could be cleaner

A decent multicultural society, but no sense of cleanliness. Everything is just thrown on the street, both parents and children, and the children are not called out on it by the parents because they consider it normal and standard. It's a good thing the municipality regularly cleans up the mess, otherwise Holtenbroek II would be a dump. And I think that's due to the multicultural society because in the countries where the multicultural society comes from, that is also standard. Adaptation of the multicultural society to Dutch customs, values and rules is something they don't know or don't want to know, especially the latter. But unfortunately, aside from what I've written above, Holtenbroek II is a very nice multicultural society where I, as an indigenous white Dutch person, feel very much at home.
