House prices and market figures in Kleinpolder, Rotterdam

Kleinpolder is a neighbourhood where the owner-occupied market is relatively small: only 29% of homes are owner-occupied, while 71% are rental properties (of which 62% are owned by housing corporations). This makes supply limited, and when something does come up for sale, it often goes quickly. The average WOZ value is €278,000, well below the average for the district of Overschie (€364,000) and also lower than the Rotterdam average of €320,000. Yet actual selling prices are significantly higher: in the past twelve months, 33 homes changed hands for an average purchase price of €442,348. The range ran from €290,000 to €1,095,000, showing that both compact apartments and larger single-family homes are being sold. With an average living area of 104 m², the price per square metre works out at around €4,253. For an up-to-date picture of available supply and average time to sell, consult the overview at the top of this page.

Living in Kleinpolder, Rotterdam

Kleinpolder is located in the northwest of Rotterdam, as part of the Overschie district. It is a neighbourhood best described as a post-war residential area with a quiet, somewhat village-like character, despite its proximity to the A13 and A20 motorways. The housing stock largely consists of porch flats and terraced houses from the 1950s and 1960s, interspersed with a few newer blocks. Along the Abtsweg and Delftweg, you find the typical street patterns of that construction period: straight lines, plenty of repetition, but also fairly spacious gardens for ground-floor homes.

Residents give Kleinpolder a 7.5 out of 10. What immediately stands out in the scores is a perfect 10 for education. There are several primary schools in the immediate vicinity, including schools on the Abtsweg. The score for accessibility is also high at 8.5, and rightly so. Tram stop Kleinpolderplein and bus lines towards Rotterdam Central and Schiedam are within walking distance. By car, you can quickly reach The Hague or Delft via the A13, and the A20 takes you to the east of Rotterdam. Resident Mimi, who has lived there for fourteen years, confirms this: "Here in Overschie there is quite a lot to do and shops are within walking distance. Public transport is central here in Overschie for young and old."

Facilities for daily shopping are fine. There is a supermarket at Kleinpolderplein, and you will also find a GP, hairdresser and snack bar. For a larger range of shops, you drive to shopping centre Overschie or to Delfshaven. Green space scores a lower 6.5. There is some greenery along the Schie and the allotment complex offers some space, but real parks are lacking in the neighbourhood itself. The safety score of 6.0 is a point of concern: residents experience it as moderate, partly due to traffic congestion and occasional nuisance.

Compared to neighbouring areas such as Zestienhoven and Landzicht, Kleinpolder is more affordable, but also somewhat less spacious. Those seeking more rurality can look at the supply in Schieveen, although prices there are higher. On the neighbourhood page of Kleinpolder you will find all resident reviews and detailed neighbourhood data to compare yourself.

Does a home for sale in Kleinpolder suit you?

With an average income of €33,000 in the neighbourhood and a large share of single-person households (1,845 out of over 3,600 households), Kleinpolder mainly attracts first-time buyers and singles looking for an affordable entry point into the Rotterdam owner-occupied market. Entry-level prices around €290,000 make buying an apartment in Kleinpolder feasible for those who want to live just outside the city centre. Families with children benefit from the high education score and relative tranquillity. However, note that supply is limited due to the low owner-occupancy rate, so you need to act quickly. Overbidding occurs, especially for the scarce single-family homes. If you want to rent first to get to know the neighbourhood, you can look at rental properties in Kleinpolder.

Could be better

I've lived here for 14 years and I'll stay here with my daughter. Here in Overschie there's quite a lot to do and shops are within walking distance. Public transport is central here in Overschie for young and old. I don't have real contact with neighbours because I work and sometimes we cross paths. In our block we are there for each other if needed. A downside is that often at night cars are in the street with young people, which can be very annoying. For example... laughing gas, loud music, alcohol and drugs!! But to be honest, we enjoy it here..!!

Plus points: everyone in the neighbourhood often chats with each other, which keeps the bond with the neighbours fun and cosy. Downside: it's a shame that not much is organised for the young people in the neighbourhood.
