House prices and market figures for Venen Oorden en Raden, The Hague

The owner-occupied market in Venen Oorden en Raden is relatively small. Only 23% of the housing stock is owner-occupied, while 77% is rented, largely by housing associations. This makes supply limited and competition for available owner-occupied homes proportionally greater. The average WOZ value is €236,000, which is noticeably lower than the district average of Bouwlust (€250,000) and well below the municipal average of The Hague (€354,000). However, this does not translate directly into sale prices: in the past twelve months, 23 homes were sold with an average purchase price of €393,957. The range runs from €235,000 to €780,000, showing that the supply is diverse. With an average living area of 98 m², the price per square metre comes to approximately €4,020. These are not starter amounts, but for The Hague West they are relatively accessible compared to neighbourhoods such as Belgisch Park or Benoordenhout. Living in Venen Oorden en Raden, The Hague

Venen Oorden en Raden is a quiet, predominantly residential neighbourhood in the southwest of The Hague, part of the Bouwlust district. The neighbourhood has a strong post-war character: most homes were built in the 1950s and 1960s, with terraced houses and porch flats as the most common types. Streets are spacious with plenty of greenery in between, giving the neighbourhood a more airy feel than denser city neighbourhoods. It is not a trendy neighbourhood, but neither is it an anonymous dormitory suburb. With 8,440 residents, it has a recognisable scale.

The largest age group consists of 25- to 45-year-olds, and the proportion of single-person households is high (1,860 of households). This colours the street scene: you see young couples, singles and families living side by side. Social cohesion is appreciated by residents. One resident who has lived in the neighbourhood for eight years writes: "There is social cohesion and that is good." This sense of community also scores highly in the resident rating.

In terms of amenities, the neighbourhood is reasonably self-sufficient. In and directly around Venen Oorden en Raden you will find supermarkets, a GP and primary schools. Leyweg Shopping Centre, a short bike ride away, offers a wider range of shops and services. For children, there are playgrounds and green strips in the neighbourhood, although the greenery scores a 6.5, not particularly high in resident reviews. Schools score the lowest of all categories at 5.5, which may be a point of attention for families with children.

Accessibility is a strong point: residents give this an 8.5. Tram lines and bus connections link the neighbourhood to the centre of The Hague and The Hague Central Station. Via the Lozerlaan and the connection to the A4 and A12, the neighbourhood is also easily accessible by car. Cyclists can reach the centre in about twenty minutes. Compared to sister neighbourhood Dreven en Gaarden or Zijden Steden en Zichten, the location is similar, but the composition of the housing supply differs. View all resident experiences and neighbourhood figures on the main neighbourhood page of Venen Oorden en Raden.

One point of attention mentioned by a resident: a specific intersection in the neighbourhood where three accidents occurred in four months. This is a concrete example of how infrastructure in older post-war neighbourhoods sometimes no longer matches current traffic. It is worth exploring the immediate living environment during a viewing.

Who is a home for sale in Venen Oorden en Raden interesting for?

Buyers looking for an affordable owner-occupied home in The Hague without paying the highest prices can find it here. The entry price of €235,000 makes the neighbourhood accessible for starters, although supply is limited due to the high proportion of rental homes. There is social cohesion and that's good

I've been living here for about 8 years, nothing special happens here. The funniest thing is near my building there is a junction where people can go right or left, and in the past 4 months alone there have been 3 accidents, so hopefully they'll do something about the street here. As for education, there are only one or two primary schools in the neighbourhood, no secondary school except one that only offers VMBO?? I really don't understand why they do that. And it would be very liveable if they laid tram lines between the colleges/universities and here, because I go to The Hague 4 days a week and I have to walk all the way to tram 9 and then on the way back I also have to walk all the way back.
