Rental prices and market figures Binnenstad Kampen, Kampen

The Binnenstad of Kampen is pre-eminently a tenant neighbourhood: 57% of the more than 3,360 homes are rental properties. Of these, 17% are owned by a housing association (social housing) and as much as 40% are rented out by private or commercial landlords. This makes the private sector here considerably larger than in many other neighbourhoods in the municipality of Kampen.

In the private sector (excluding social housing and room rentals), the average rent over the past twelve months was €1,061 per month, with a range of €524 to €3,850. With an average floor area of 44 m², this works out at around €24 per m². That sounds steep, but it is explained by the large proportion of compact apartments in the historic city centre. The WOZ value here is €222,000, well below the neighbourhood average of €289,000 and the municipal average of €314,000. That fits the character: many smaller, older properties rather than the more spacious family homes in neighbourhoods such as Hanzewijk/Greente or Kampen-Zuid. Living in Binnenstad Kampen

The city centre of Kampen is not an ordinary residential area. Here you live among monumental facades, canal houses and medieval streets. The IJsselkade, the Oudestraat and the Broederweg form the backbone of the centre. The housing stock largely consists of apartments in historic buildings, often above shops or in converted warehouses. There is hardly any new construction; the charm lies precisely in the old character. That also means: narrow staircases, limited storage space and sometimes draughts in winter. The average gas consumption of 990 m³ and electricity consumption of 2,090 kWh is relatively low, partly because the homes are compact.

With 5,245 residents, it is a lively neighbourhood. The largest group is 25 to 45 years old (1,815 people), and there are notably many single-person households (1,880). Only 28% are married. That gives a good sense of the atmosphere: many starters, young professionals and singles who appreciate the proximity of bars and shops.

Facilities in the city centre

In terms of facilities, you are in one of the best spots in Kampen. On the Oudestraat and surrounding streets you will find a wide range of shops, from chains to local speciality stores. Supermarkets such as Albert Heijn and Aldi are within walking distance. There are several GPs, a pharmacy and dental practices in the centre. For primary education, there are, among others, the Morgenster and the Rank, both within cycling distance. Secondary schools such as the Ichthus Lyceum are just outside the city centre. There is plenty of hospitality: along the IJsselkade and on the Koornmarktplein there are terraces and restaurants. The Stadspark and the IJssel banks offer greenery and space for walking. Residents therefore give the neighbourhood a 9 out of 10 for greenery and beauty.

Accessibility of Binnenstad Kampen

Kampen station is about a ten-minute walk from the centre. The train service to Zwolle runs regularly, and from Zwolle you have connections to the Randstad, Amersfoort and the north. By car, you can reach the N50 in a few minutes, putting you on the A28 towards Zwolle or Amersfoort within a quarter of an hour. Cycling is the fastest way to get around in this compact city. Parking in the city centre is a point of attention: there is paid parking and a permit system. Residents with a car must take into account limited parking options, especially in the narrow streets around the canals. More information about parking permits can be found on the website of the municipality of Kampen.

What do residents think?

The resident rating of Binnenstad Kampen stands at 8.1 out of 10. Facilities, greenery and beauty score the highest (all 9.0). Read all experiences on the neighbourhood page of Binnenstad Kampen.

Compared to the quieter neighbourhoods Brunnepe and Groene Hart, the city centre is livelier and more compact. Those looking for more space and peace will more often find family homes there. Nice

Nice neighbourhood, many places quickly reachable, but Friday and Saturday evenings a bit scary. With all those drunk people shouting and trying to steal our bikes, letting air out of tyres, stealing lights or puncturing tyres, throwing bikes over and once someone's car window smashed. All that and more by the restaurant opposite me. That stays open until 5 am sometimes/often while I used to have to get up at 5 and then couldn't sleep well.
