Rental prices and market figures for Hooch Boulandt, Utrecht

Hooch Boulandt is a neighbourhood where owner-occupied housing dominates: 61% of the 1,108 homes are owner-occupied, while 39% are rented. Of that rental segment, only 5% is owned by housing corporations (social rent), which is remarkably low. The vast majority, around 34%, falls under other landlords and concerns private sector rent. This makes the chance of finding an affordable social rental home here exceptionally small.

The average rent in the private sector over the past year was €2,013 per month, with a range from €694 to €2,995. With an average floor area of 72 m², this amounts to approximately €28 per m². That is substantial, but fits the location: the WOZ value in Hooch Boulandt is €537,000, comparable to the average in the Binnenstad district (€535,000) and well above the Utrecht municipal average of €458,000. The average income of €53,300 is also higher here than in the rest of the city centre (€45,400) and the municipality of Utrecht as a whole (€42,000). Rental homes in Hooch Boulandt are therefore more expensive than in many other Utrecht neighbourhoods. Check the current overview at the top of this page for the daily status of available rental homes and prices.

Living in Hooch Boulandt, Utrecht

Hooch Boulandt is nestled between the Catharijnesingel and the railway, on the southwestern side of Utrecht's city centre. It is a relatively unknown neighbourhood that has no distinct shopping area or concentration of hospitality venues, but precisely because of that, it offers a surprisingly quiet part of the city within walking distance of everything. The buildings consist mainly of apartments and upper-floor homes from various periods: from pre-war buildings along the canal to post-war blocks and newer complexes towards the railway. Many homes are compact, which fits the high proportion of single-person households (895 out of approximately 1,050 households).

Resident Myrthe sums it up aptly: "A quiet part of a busy neighbourhood." She describes how the canal can be quite busy with traffic, but the streets behind it, between the canal and the railway, are actually very quiet and peaceful. That contrast is characteristic of Hooch Boulandt: you live in the city centre, but you don't always experience it that way.

Facilities in and around Hooch Boulandt

There are few shops and hospitality venues in the neighbourhood itself, Myrthe also confirms. But that is hardly a drawback: Lange Elisabethstraat and Vredenburg are a five-minute walk away, where you will find an Albert Heijn, Jumbo and numerous specialist shops. The Hoog Catharijne shopping centre is also nearby. For primary schools, you can go to schools in the immediate vicinity of the city centre, such as Paulusschool or Domschool. Sports facilities are limited in the neighbourhood itself, but Domplein and Park Lepelenburg (just to the east) offer space for exercise. GP practices and pharmacies are widely available within cycling distance.

Accessibility from Hooch Boulandt

The location close to Utrecht Central Station is a major plus. You can reach the station in less than a ten-minute walk, providing direct train connections to Amsterdam, Rotterdam and The Hague. Several bus lines stop at Jaarbeursplein and Catharijnesingel. By bike, you can be at Domplein within five minutes and in Leidsche Rijn or De Uithof within a quarter of an hour. By car, the A2 via Catharijneweg is reasonably quickly accessible, although it can be tough during rush hour. Parking is permit-based and not cheap; expect a waiting list for a street permit via the municipality of Utrecht. The resident review therefore gives accessibility a score of 8 out of 10.

Would you like to know more about residents' experiences and all neighbourhood data? Then check the neighbourhood page for Hooch Boulandt for reviews and extensive statistics. Compared to nearby neighbourhoods such as Lange Elisabethstraat and Mariaplaats, Hooch Boulandt is slightly less lively in terms of hospitality, but also quieter. If you are looking for the bustling city centre, you can look at Nobelstraat and surroundings.

Does a rental home in Hooch Boulandt suit you?

The neighbourhood mainly attracts young professionals and couples between the ages of 25 and 45. That is not surprising: 80% of residents are highly educated, the majority live alone, and the location near the station is perfect for commuters. For starters and expats who want to rent an apartment in Hooch Boulandt, the supply in the private sector is realistic, but prices are steep. A rental home under €1,000 is rare. Social rent is hardly available (5% housing corporation ownership), so registering with Woningnet is wise but yields little chance here. Families with children find the neighbourhood somewhat cramped in terms of home size and play space. Would you rather consider buying? Then check the supply of homes for sale in Hooch Boulandt. Respond quickly to new rental homes in Hooch Boulandt: with 58 rented homes in a year, the supply that comes up for rent here goes quickly.

What residents say about Hooch Boulandt

That fits the picture of a neighbourhood with many single residents and few neighbourhood activities. Myrthe writes: "You can easily reach all necessary shops on foot. Due to the few cafés in these streets" it is quiet, but social contact must be sought elsewhere. Read all reviews on the review page of Hooch Boulandt.

Renting in Hooch Boulandt compared to surrounding neighbourhoods

Are you undecided between Hooch Boulandt and other parts of the city centre? The neighbourhood is comparable in rent price to the rest of the district, but quieter than, for example, Domplein, Neude and Janskerkhof, where there is more hospitality and nightlife. A quiet part of a busy neighbourhood

I live on the Singel, which is quite busy with traffic, but the streets behind it (between the Singel and the railway) are actually very quiet and peaceful. This is also because there are few amenities in this part. However, you can easily reach all necessary shops on foot. Due to the few cafés in these streets, there is little sense of community. The quiet streets behind the house can sometimes be scary when you have to walk through them at night. Especially the stretch from the central station to home passes dark parks and offices that are empty in the evening. Living on the Singel, apart from the traffic, is very nice because you can (run) along the Singel in the greenery straight away. Hygiene is fine. The bins are not often too full.
