House prices and market figures Hooch Boulandt, Utrecht

The owner-occupied market in Hooch Boulandt is solid, but more nuanced than you might think at first glance. Of the 1,108 homes in the neighbourhood, 61% are owner-occupied, which is relatively high for an inner-city neighbourhood. The average WOZ value is €537,000, slightly above the district average of the Binnenstad (€535,000) and clearly above the Utrecht average of €458,000. That difference with the municipality of Utrecht is remarkably large and reflects the central location and relatively high incomes in the neighbourhood (average €53,300 per year).

In this neighbourhood, it mainly concerns apartments in older buildings along the canals and in the streets towards the railway. Living in Hooch Boulandt, Utrecht

Hooch Boulandt is a neighbourhood with two faces, and that is precisely what resident Myrthe aptly describes: "A quiet part of a busy neighbourhood." Along the canal, which borders the neighbourhood on one side, it is noticeably busier with through traffic. But if you walk into a street, towards the railway, you end up in a remarkably quiet environment. Few catering establishments, few shops in the streets themselves, and therefore little through traffic. This gives the neighbourhood a subdued character that you would not immediately expect so close to the centre of Utrecht.

The buildings largely consist of older properties, partly from the nineteenth and early twentieth centuries, with characteristic facades along the canal and more modest residential streets behind them. Many homes have been converted into apartments, making the neighbourhood attractive for single people and couples. The proportion of single-person households is remarkably high at 895 of the approximately 1,108 homes.

As for amenities: in the neighbourhood itself, the supply is limited, but you can quickly reach what you need on foot. Supermarkets, shops and eateries can be found within five to ten minutes' walk in the surrounding streets of the city centre. The centre of Utrecht, including the station area and Hoog-Catharijne, is less than ten minutes away by bike. Neighbourhoods such as Nobelstraat and surroundings and Wijk C also border this part of the city centre and offer more liveliness at street level.

Accessibility scores highly with residents: an 8.0 out of 10. Utrecht Central Station can be reached by bike in five minutes, and several bus routes run along the canal. For motorists, the ring road is easily accessible via the arterial roads around the canals, although parking in and around the neighbourhood is a point of attention, as in almost the entire Utrecht city centre.

The overall resident score for Hooch Boulandt comes out at 7.3 out of 10. Residents appreciate the accessibility (8.0), the appearance of the neighbourhood (8.0) and the level of amenities at district level (8.0). The community score is lower at 5.0, which fits a neighbourhood with many single-person households and a high proportion of young adults between 25 and 45 years old. A quiet part of a busy neighbourhood

I live on the Singel, which is quite busy with traffic, but the streets behind it (between the Singel and the railway) are actually very quiet and peaceful. This is also because there are few amenities in this part. However, you can easily reach all necessary shops on foot. Due to the few cafés in these streets, there is little sense of community. The quiet streets behind the house can sometimes be scary when you have to walk through them at night. Especially the stretch from the central station to home passes dark parks and offices that are empty in the evening. Living on the Singel, apart from the traffic, is very nice because you can (run) along the Singel in the greenery straight away. Hygiene is fine. The bins are not often too full.
