Rental prices and market figures Lunetten-Noord, Utrecht

Lunetten-Noord is predominantly a rental neighbourhood: 63% of the housing stock consists of rental properties, compared to 37% owner-occupied homes. Of all homes, 55% are owned by a housing association, meaning social housing dominates here. Only 8% falls under other landlords, i.e. the private sector.

In the private sector (excluding social housing), 21 homes were rented out over the past twelve months at an average rent of €2,003 per month. The range ran from €872 to €2,500 per month, with an average living area of 90 m². That works out to about €22 per m² per month. For current rental prices of homes now available, see the overview at the top of this page.

The average WOZ value in Lunetten-Noord is €346,000, clearly lower than the district average of Zuid (€390,000) and the municipal average of Utrecht (€458,000). This reflects the character of the neighbourhood: relatively affordable compared to the rest of Utrecht, although private sector prices here are also now substantial. Those considering buying can compare the supply of homes for sale in Lunetten-Noord as an alternative to renting.

Living in Lunetten-Noord, Utrecht

Lunetten-Noord is a post-war expansion neighbourhood on the southeastern edge of Utrecht, built in the 1970s as part of the Lunetten districts. The neighbourhood has a compact, functional character: porch flats and gallery flats alternate with terraced houses, and the street layout is clear and designed to be car-free. It is not a neighbourhood that stands out for architectural features, but rather for the relatively large amount of green spaces between the residential blocks and the proximity of Lunetten Park and the Kromme Rijn.

Facilities in Lunetten-Noord

For daily shopping, residents rely on the Lunetten shopping centre at Koningin Julianaplein, within walking distance of most addresses in the neighbourhood. There you will find, among others, an Albert Heijn. For a larger range of shops, the city centre of Utrecht is quickly accessible. As for schools, the neighbourhood scores remarkably high: residents give education a 10 out of 10, indicating that there are sufficient and well-regarded primary school options in the immediate vicinity. For sports, there are opportunities via the nearby Sportpark Galgenwaard and the green banks of the Kromme Rijn, which invite running and cycling. Hospitality venues are limited in the neighbourhood itself; for that you head towards the centre or Hoograven.

Accessibility

Accessibility is one of the strongest points of Lunetten-Noord: residents give it a 9.5 out of 10. By bus, there are direct connections to Utrecht Centraal, and Utrecht Lunetten station is within cycling distance, meaning you can quickly reach the centre by train. By car, you can quickly connect to the national road network via the A12 and A27, handy for commuters heading to The Hague or Amsterdam. By bike, you can reach the city centre in about twenty minutes via well-constructed cycle paths along the Waterlinieweg. Parking is still relatively easy in large parts of the neighbourhood, although this is increasingly under pressure in the surrounding streets.

Atmosphere and residents

The neighbourhood has a mixed population. The largest group of residents is between 25 and 45 years old (over 1,590 people), and single-person households are by far the majority (1,965 of the over 2,200 households). This gives Lunetten-Noord an urban, individualistic character: people live there practically and functionally, not necessarily because they have their roots there. The average income (€33,100) and WOZ value are lower than the average of the district Zuid and of Utrecht as a whole, making the neighbourhood relatively accessible.

Resident Mirjam describes it as "fine neighbourhood for temporary": she appreciates most neighbours, but also mentions that there are nuisance problems. She writes: "There are quite a lot of antisocial and dirty people living here. People who urinate in the lift, pop balloons, put rubbish on the street, deal drugs, loiter in the hallway etc. It would be nice if more enforcement were done." That is a sign that liveability in some flats is under pressure, although this varies greatly per complex. See all experiences and scores on the neighbourhood page of Lunetten-Noord.

Compared to neighbouring community Lunetten-Zuid, Lunetten-Noord has a similar character, but the supply is slightly more compact. Those looking for a bit more urban dynamism can also look at Oud Hoograven-Noord or Nieuw Hoograven-Noord, neighbourhoods that also fall under district Zuid but have a slightly different atmosphere. The total supply of rental homes in Zuid gives a good overview of what the district-wide market offers.

Is renting in Lunetten-Noord right for you?

Lunetten-Noord is most suitable for singles and couples who want to live practically with good public transport connections and relatively affordable rents for Utrecht. Students and young professionals looking for a rental home outside the expensive city centre can sometimes still find an apartment to rent at a more reasonable price than in the centre. Families can go there because of the well-regarded school environment, but the supply of large family homes is limited. Be honest with yourself: if nuisance in flat complexes puts you off, also look at quieter neighbourhoods such as Bokkenbuurt or Tolsteeg and Rotsoord. For social housing, there is a long waiting time; you register with a Utrecht housing association via the municipality of Utrecht. In the private sector, available rental homes go quickly: respond fast and make sure you have income proofs and references at hand.

Decent neighbourhood for temporary

Overall, most people are quite nice and I'm glad I have somewhere to live, but there are a lot of antisocial and dirty people living here. People who pee in the lift, do balloons, put rubbish on the street, deal drugs, loiter in the hallway, etc. It would be nice if more enforcement was done on hygiene and behaviour. A homeless person slept under the fire escape for a few months, which didn't feel very nice. The police did come regularly, but little was done about it. Also, people with dogs never clean up their dog poop behind my house. Otherwise, the surroundings are beautiful. You can walk straight into Beatrix Park where many nice people walk their dogs. Facilities are fine, but for shops like Kruidvat, HEMA, Action, etc., you have to travel a bit further. As a starter, I think it's fine to live here now, but because of the neighbourhood, I do want to move away at some point. A shame because I love Lunetten and all the greenery it has to offer.
