Living in Badhoevedorp Bouwlust, Haarlemmermeer

Badhoevedorp Bouwlust is a green, relatively quiet residential neighbourhood on the west side of Badhoevedorp, directly bordering the built-up edge of the polder. The neighbourhood has a recognisable character: wide streets, plenty of greenery in public spaces, and predominantly detached and semi-detached houses from the 1980s and 1990s. It is a neighbourhood clearly designed for families with children, and this is reflected in the figures. The largest age group consists of children aged 0 to 15 (over 800 of the 3,030 residents), and more than half of households have children. Fifty percent of residents have a high level of education, and the average income of €53,000 per household is clearly above the municipal average.

In terms of amenities, the picture is mixed. Primary education is well represented in and around the neighbourhood, which is also reflected in resident scores: education scores an 8.0, by far the highest sub-score. For daily groceries, you can go to the supermarkets in the centre of Badhoevedorp, but that requires a short drive or bike ride. Larger shopping centres and extensive dining options can be found in Hoofddorp, about ten minutes away by car. Sports clubs and recreational areas are present in the wider Badhoevedorp area.

Accessibility by car is reasonable: the A9 and A4 are a short distance away, making Amsterdam reachable in about twenty minutes outside rush hour. Schiphol is even closer. Public transport, however, scores low: residents give accessibility only a 3.0. There are bus connections towards Hoofddorp and Amsterdam, but the frequency and convenience leave something to be desired for those who want to live without a car.

The only resident review at the moment is unflinchingly critical. Resident J. describes the neighbourhood as the "drain of Haarlemmermeer": unaffordable new-build homes are being built while amenities lag behind. He also points to litter along the roads, especially on the route towards the Bloemenbuurt, and to containers that are emptied too infrequently. The overall score stands at 4.1 out of 10, although that is based on just one review. Amenities and community score the lowest (2.0 and 2.0 respectively), while education and safety come out relatively positively. View all neighbourhood data and any new reviews on the page for Badhoevedorp Bouwlust.

For comparison: sister neighbourhoods such as Badhoevedorp Centrum and Badhoevedorp Zuid are closer to the village centre and generally offer more walking distance to shops and dining. Badhoevedorp Noordwest has a similarly quiet character. Those seeking more urbanity would be better off looking at owner-occupied homes elsewhere in Haarlemmermeer, such as in Hoofddorp.

Who is a home in Badhoevedorp Bouwlust interesting for?

This neighbourhood primarily appeals to families looking for space, wanting a garden, and willing to pay a substantial amount for it. With an average sale price of over a million euros and an entry price of €550,000, Badhoevedorp Bouwlust is not a starter neighbourhood. Movers and dual-income couples with children are the most obvious buyers. Be honest with yourself about public transport accessibility: those who want to commute daily without a car will experience this as a serious drawback. Supply is limited, with only ten transactions in the past year, so anyone wanting to buy in Badhoevedorp Bouwlust must have patience or be able to act quickly. Those who would rather explore the neighbourhood first or want more flexibility can also look at rental homes in Badhoevedorp Bouwlust as a temporary alternative.

Feels like the drain of Haarlemmermeer

Unaffordable houses are being built, facilities lag behind. Refuse trucks are always on time but the bins and waste containers are not emptied often, resulting in mess on and along the roads and pavements. One road leading to Bloemenbuurt that is full of rubbish due to new construction and through traffic. Too many Moroccan people. Good schools though.
