House prices in Binckhorst: well above the WOZ value

Owner-occupied homes in Binckhorst are scarce. Only 18% of the housing stock is owner-occupied, the rest is rented out by private landlords. The average WOZ value is €301,000, which is clearly lower than the municipal average of €354,000 for owner-occupied homes in The Hague. Yet actual transaction prices are much higher: over the past twelve months, fourteen homes were sold with an average purchase price of €559,124. The range runs from €125,125 to €1,050,000, indicating that the supply varies greatly. These are not standard terraced houses, as the average sold floor area was no less than 1,903 m². This points to large, often industrially converted buildings or loft-like homes. For current asking prices and the number of available homes, see the overview at the top of this page.

Living in Binckhorst: a former industrial area in transition

Binckhorst is not an ordinary residential neighbourhood. It has traditionally been an industrial estate on the southeast side of the centre of The Hague, and you can still feel that. Those who live there now do so in an environment that is very much in development, but far from finished. Residents on Buurtje.nl give the neighbourhood a score of 4.2 out of 10. That is low, and the reviews hit the nail on the head. Iris describes it as "an industrial estate with some homes that were not thought through" and notes that there are hardly any amenities. Another reviewer simply calls it "an industrial area with a few houses" and points to the lack of greenery, the rubbish on the streets and the unsafety in the evenings. On the Binckhorst neighbourhood page you can read all resident experiences and subscores.

The subscores tell a clear story. Greenery scores a 1.0: there is virtually no park or public garden to be seen. Safety stands at 3.0 and beauty at 2.5, which aligns with the reviews about rubbish and an unpleasant feeling after dark. Amenities score a 3.5: there is now a small Albert Heijn in the area, but for a full supermarket or other daily shopping you have to leave the neighbourhood. Schools are hardly present in the immediate vicinity, although education as a category scores a 6.5, presumably due to the proximity of facilities in adjacent neighbourhoods. Those who want to live in Binckhorst with children must take into account the travel distance to primary education.

What the neighbourhood does have is excellent accessibility. Residents give it a 9.5, and rightly so. Binckhorst is directly on the A12 and is well connected to the centre of The Hague by bike, bus and tram. The Hague Central Station is within cycling distance. Those who prefer quieter, greener neighbourhoods can look at Benoordenhout or the Archipelbuurt. The municipality of The Hague has big plans for Binckhorst: the transformation into a mixed residential and business area is official policy. More about these developments can be found on the website of the municipality of The Hague.

For whom is buying in Binckhorst a realistic option?

Buying in Binckhorst is mainly interesting for people who consciously choose a spacious, industrial property and who are not dependent on amenities within walking distance. Families with young children will experience the lack of playgrounds, schools and supermarkets as a serious drawback. The limited supply, with only fourteen transactions in the past year, means you have to act quickly when something becomes available. Also do not forget the additional costs: transfer tax, notary fees and possible renovation costs for a former business premises can quickly add up. Those who want to be more flexible can also look at rental homes in Binckhorst as an alternative.

What are the additional costs when buying a home in Binckhorst?

How is the accessibility if you buy a home in Binckhorst?

Accessibility is one of Binckhorst's strongest points: residents give it a 9.5 out of 10. The neighbourhood is directly on the A12 and is quickly connected by bike to the centre of The Hague and Den Haag Centraal station. The area is also well served by bus and tram. For motorists, the connection to the motorway network is a clear advantage.

What are the disadvantages of living in Binckhorst for someone wanting to buy a home?

Residents are honest: Binckhorst has little greenery, hardly any supermarkets nearby, and does not always feel safe in the evenings. The resident score on Buurtje.nl is 4.2 out of 10, with a 1.0 for greenery and a 3.0 for safety. The supply of owner-occupied homes is small, so you have little choice and must decide quickly when something becomes available. The neighbourhood is undergoing extensive development, but that also brings construction nuisance and uncertainty.

An industrial estate with some houses that wasn't thought through.

It's a neighbourhood with virtually no amenities. Recently a very small Albert Heijn opened, but you can hardly buy anything there. Apart from that, there are no facilities, and there's basically no nature. They are trying to make the neighbourhood nicer, though. It's easily accessible by bike and car, but that's also because there's a very busy road running through it. This makes some places dangerous for cyclists. There's a lot of litter, and it can be unsafe in the evening. Some lights don't work, and sometimes strange people are around. There isn't really a community since there are a lot of businesses in the area. There are also two reception centres that can sometimes cause nuisance in the evening and during the day (boys on fat bikes shouting things). This also makes safety less good, especially in the evening when there aren't many people around.

An industrial area with a few houses.

No greenery in the Binckhorst, no supermarkets in the neighbourhood. Quite dangerous in the evening. And there is a lot of litter.
