House prices and market figures in Binnenstad Kampen

The Binnenstad of Kampen is a neighbourhood where rental properties predominate: 57% of the more than 3,364 homes are rental properties, while 43% are owner-occupied homes. This makes the supply for buyers more limited than in many other neighbourhoods in the municipality. The average WOZ value is €222,000, which is considerably lower than the district average of €289,000 and the municipal average of €314,000. This difference is mainly because the city centre has many smaller apartments and upper-floor dwellings. The average purchase price over the past twelve months was €370,281, with a wide range from €147,500 to €1,060,000. With an average living area of 106 m², this works out to about €3,493 per square metre. A total of 80 homes changed hands. Apartments and compact townhouses dominate the supply, although larger townhouses and monumental properties also come onto the market, determining the upper end of the price range. Check the overview at the top of this page for the current state of supply and average asking prices.

Living in Binnenstad Kampen: historic atmosphere with urban bustle

The city centre of Kampen is not an ordinary residential neighbourhood. You live here among monumental facades, old warehouses and narrow streets dating back to the Hanseatic period. The Oudestraat and Voorstraat form the backbone of the shopping area, with a mix of specialist shops, hospitality venues and chains. You can do your daily shopping at the Albert Heijn on Oudestraat or the Jumbo just outside the centre. There is a market on Botermarkt on Wednesdays and Saturdays. For education, there are primary schools such as De Reeve and Ichthus College in the immediate vicinity, while Greijdanus and Camphusianum are within cycling distance.

In terms of accessibility, the city centre scores well. Kampen Station is a few minutes' cycle ride away on the edge of the centre and offers a direct train connection to Zwolle, from where you can quickly travel on towards the Randstad or the north. By car, you can reach the A28 via the N50 within ten minutes. Bus routes stop at IJsselkade and the station. The municipality of Kampen has been investing in making parts of the city centre car-free in recent years, which improves the cycling climate but sometimes makes parking difficult.

Residents give the neighbourhood an 8.1 out of 10. The categories of green space (9.0), beauty (9.0) and amenities (9.0) score notably high. That makes sense: the city canals, IJsselkade and Stadspark offer surprisingly much green space for a city centre. Resident Marieken Slager sums it up well: "Nice neighbourhood, many places quickly accessible, but on Friday and Saturday evenings it's a bit scary with all the drunk people shouting and trying to steal bikes." The safety score of 7.0 is therefore the lowest sub-score. You should take into account that hospitality-related nuisance at weekends is a point of attention if you want to buy a home here. During the week it is a quiet, pleasant living environment; at weekends it can get quite busy and noisy around the nightlife streets.

Compared to adjacent neighbourhoods such as Brunnepe and Hanzewijk/Greente, the city centre is more compact and urban. Those looking for more space and peace will find it more readily in Groene Hart or Kampen-Zuid. But the convenience of having everything within walking distance is not as great in any other neighbourhood of the Kampen district as it is here. On the neighbourhood page of Binnenstad Kampen you will find all resident reviews and extensive neighbourhood data.

Is a home for sale in Binnenstad Kampen right for you?

With an average income of €34,400 and many single-person households (1,880 of the households), the city centre mainly attracts starters and singles. Buying an apartment in Binnenstad Kampen is feasible from around €150,000, making the neighbourhood accessible for those wanting to take a first step on the housing market. Those moving up and couples looking for more space should expect higher prices for the larger townhouses and monumental properties. Seniors benefit from the short distances to amenities, but should consider that many older buildings do not have a lift. An honest drawback: the supply of owner-occupied homes is limited due to the high rental share. Also consider rental properties in Binnenstad Kampen as an alternative, or broaden your search area to the entire municipality of Kampen.

Nice

Nice neighbourhood, many places quickly reachable, but Friday and Saturday evenings a bit scary. With all those drunk people shouting and trying to steal our bikes, letting air out of tyres, stealing lights or puncturing tyres, throwing bikes over and once someone's car window smashed. All that and more by the restaurant opposite me. That stays open until 5 am sometimes/often while I used to have to get up at 5 and then couldn't sleep well.
