House prices in IJlst: above the municipal average, but with spacious homes

IJlst is a pronounced home-owning community: approximately 70% of the housing stock consists of owner-occupied homes, while the remaining 30% is rented out, the majority through a housing association. The average WOZ value is €306,000, which is clearly above the average of the municipality Súdwest-Fryslân (€289,000). That difference reflects the appeal of this small town on the Wimerts. Over the past twelve months, 18 homes were sold for an average of €483,583, with a range from €226,000 to €865,000 and an average living area of 149 m². The supply mainly consists of spacious single-family homes and detached houses; buying apartments in IJlst is less common. Check the current supply and the average asking price at the top of this page for the most recent status.

For comparison: those also looking at owner-occupied homes in Súdwest-Fryslân more broadly will find more supply in cities like Sneek sometimes, but IJlst distinguishes itself by the character of a compact Frisian town with a historic appearance and relatively large homes for the price.

Living in IJlst: a town that feels bigger than it is

IJlst has just over 3,000 inhabitants and is therefore small, but it certainly does not feel empty. The town has its own character that you won't easily find elsewhere: historic warehouses along the water, the characteristic locks of the Wimerts, and a town centre that is compact but complete. On Buurtje.nl, IJlst scores a 9.1 out of 10, based on resident reviews. Residents are outright enthusiastic about accessibility (10.0), community spirit (10.0), and the beauty of the surroundings (10.0). One reviewer describes it as a place where you know everyone and where the water is literally around the corner. Safety and housing score slightly lower (both 8.0), indicating that supply is limited and you need to act quickly when something becomes available.

In terms of amenities, IJlst has more to offer than you would expect based on the population numbers. There is a primary school in the centre, a GP practice, and a small range of shops for daily groceries. For a larger supermarket or more extensive shopping street, you rely on Sneek, just a few kilometres away. For sports, there is plenty to do: there are local clubs for football and other sports, and the surrounding water makes IJlst popular among water sports enthusiasts. Nature is directly accessible, which explains the high green score (9.0).

Accessibility is a strong point. IJlst is located directly next to Sneek, which is well-connected via the N354 and the A7. By bus, you quickly reach Sneek, and from there the train runs towards Leeuwarden and Heerenveen. For those commuting daily to a larger city, the location is favourable. Within IJlst itself, the neighbourhoods Oud IJlst and De Rat-Cloosterkamp are popular residential areas, each with its own atmosphere. Also Nijezijl-Roodhem and the scattered houses around IJlst offer opportunities for those who want to live a bit quieter. More information about the municipality can be found on the website of Súdwest-Fryslân.

For whom is buying in IJlst a good choice?

IJlst mainly appeals to movers and those aged 45 and over, which is also reflected in the population structure. The spacious single-family homes are less suitable for starters with a limited budget; the average sale price of nearly €484,000 and the narrow range at the lower end make it difficult. In addition to the purchase price, take into account transfer tax (2% for non-starters), notary costs, and any renovation costs. Supply is limited, so quick decision-making pays off. Those who need more time or first want to get used to the area can also look at rental homes in IJlst as an intermediate solution.

very nice neighbourhood to live in

In this neighbourhood, people are there for each other when needed. We don't constantly drop in on each other, but we are truly there for one another. We also keep the neighbourhood tidy and clean. Young and old live here in a wonderfully mixed way. Annually, there are a few gatherings that are well attended. Furthermore, we can go for walks or bike rides together, there are coffee moments, a BBQ, and people help each other with mowing, pruning, inspecting roofs after storms, etc.
