House prices in Steyl: what do you pay for a home on the Maas?

Steyl is very much an owner-occupied neighbourhood: 61% of homes are owned, compared to 39% rented. The average WOZ value is €282,000, just below the municipal average of €285,000 for Venlo. Yet actual transaction prices are significantly higher. In the past twelve months, 39 homes were sold in Steyl, with an average sale price of €475,756. The range runs from €195,000 to €1,000,000, indicating that the supply is very diverse: from modest terraced houses to detached villas along the Maas. The average home has a floor area of 159 m², pointing to predominantly larger family homes. For current asking prices and selling times, please refer to the overview at the top of this page.

Compared to owner-occupied homes in Venlo broadly, Steyl positions itself in the middle segment in terms of WOZ value, but the realised sale prices are clearly above the CBS average for the neighbourhood. This is entirely due to the location, the village character and the scarcity of supply.

Living in Steyl: village on the Maas, with everything that entails

Steyl is not an ordinary Venlo neighbourhood. It is a village with its own identity, directly on the Maas, with the monasteries of the Missionaries of Steyl as a defining feature. Living in Steyl means narrow streets, older buildings, plenty of greenery along the water and a neighbourhood where people know each other. The largest age group is 45 to 65 years, which aptly describes the character of the neighbourhood: a place for people who consciously choose peace and space, not urban hustle and bustle.

Residents give Steyl an average score of 7.5 out of 10 on the Steyl neighbourhood page. Safety, accessibility and sense of community all score 8.5. Those are strong figures. Resident Nicky describes it as "gezellig" and points to the proximity of the Maas, the presence of supermarkets and small parks, and indicates that it has expansion potential. Ineke is slightly more critical: she appreciates the friendliness of the neighbourhood and feels safe, but notes that everything is close together and that it is rarely truly quiet. "Beautiful village, but many people live close together," sums up her experience. That tension between village charm and increasing bustle is recognisable for anyone considering buying a home here.

In terms of amenities, Steyl is limited but functional. Supermarkets are within easy reach, and there are walking and cycling paths along the Maas. The subscores for amenities (5.0) and education (6.5) are the weakest points. For more extensive shopping facilities, schools and catering, you need to rely on Tegelen or the centre of Venlo. Accessibility, on the other hand, scores well: Steyl lies on the N271 and via Tegelen has a quick connection to the A73. Public transport is available but limited; bus routes run towards Venlo but the frequency is not high. Anyone who travels daily almost always does so by car. If you want to know more about the sub-neighbourhood with the monastery buildings, look at Kloosterdorp, or check out the newer part via Nieuw-Steyl.

For which buyers is Steyl a good choice?

Steyl mainly attracts movers and buyers aged 40 and older who consciously choose a village environment with larger homes. The average transaction price of nearly €476,000 makes this no starter market. First-time buyers or those with a smaller budget would be better off looking at rental homes in Steyl or exploring other neighbourhoods. When purchasing, take into account additional costs such as transfer tax (2% for movers), notary fees and possible valuation costs. Supply in Steyl is limited, so acting quickly pays off.

Nice village but too many residents

Friendly with each other. Noisy. Beautiful surroundings, but everything and everyone lives close together. Rarely a moment of peace and quiet. There are many children in the neighbourhood, they throw their rubbish on the street. So far I have always felt safe in our neighbourhood, but more and more residents or people from outside are coming. That gives a more unsafe feeling. Steyl has few amenities. There is only a supermarket. If you need other items, you will have to look for them in another place. Fortunately, we have greenery here and there, but that does mean there is more noise nuisance. The maintenance of the greenery is all done electrically, with most machines causing a huge racket. The people working with them wear ear/hearing protectors themselves.

cosy

I think it's cosy and I think there is enough space to expand. There aren't many bus games, but personally I don't mind that. There are also supermarkets and mini parks everywhere, and it's close to the Maas.
