House prices and market figures for Wippolder-Zuid, Delft

The owner-occupied market in Wippolder-Zuid is small but not cheap. Of the 835 homes in the neighbourhood, only 17% are owner-occupied, while 82% are rented, most of which by housing corporations. This makes supply scarce: in the past twelve months, 13 homes changed hands, with an average purchase price of €492,462. The range runs from €335,000 to €950,000, indicating that both compact apartments and more spacious homes come onto the market. With an average sold area of 104 m², this works out at a price of around €4,735 per square metre. The WOZ value stands at €295,000, slightly higher than the district average of Wippolder (€279,000), but clearly below the Delft average of €322,000. That difference with the municipality is striking: purchase prices in transactions are actually above the city average, pointing to a selective supply of higher-quality homes coming onto the market. At the top of this page, see the current listings, the average asking price and the average time to sell for the most recent situation.

Living in Wippolder-Zuid, Delft

Wippolder-Zuid is a mixed urban neighbourhood on the south side of the Wippolder district, with a character somewhere between a student area and a regular residential neighbourhood. The buildings consist mainly of multi-family homes and porch flats from the 1960s and 1970s, supplemented by a limited number of single-family homes. This also explains why housing corporations are so dominant here: 74% of the housing stock is owned by housing corporations. Anyone looking for a home to buy here is fishing in a small pond.

The neighbourhood has around 1,660 residents and a relatively young population. The largest group is 25 to 45 years old (510 people), followed by the 45 to 65 age group. There are many single-person households (530), which fits the student population that also colours the neighbourhood. Only 24% of residents are married, and the average income of €26,700 is noticeably below both the district average (€30,500) and the Delft average (€34,700). This gives the neighbourhood an accessible, informal character, but also says something about the social mix.

In terms of amenities, Wippolder-Zuid is reasonably self-sufficient for daily groceries, although there is only one neighbourhood supermarket in the immediate vicinity, something that also comes up in resident reviews. For a larger range of shops, you need to go to the centre of Delft or the nearby shopping area along the Papsouwselaan. Primary schools are accessible in the neighbourhood, and the resident score for education is 8.0, one of the higher sub-scores. Green space also scores 8.0: the proximity of Wilhelminapark and green strips in the district provide relief. Sports facilities are also available, as resident Turi indicates: the neighbourhood has "nice places to exercise".

Accessibility is good. Delft Station is within cycling distance, and via the Provincial road and the connection to the A13, car access to The Hague and Rotterdam is quick. Several bus routes cross the district, justifying the score of 8.0 for accessibility. By bike, you can reach Delft city centre in fifteen minutes.

Resident Turi gives the neighbourhood a 7.2 and describes it as follows: "Many different people and a nice neighbourhood." He also points out less positive aspects: "It's not the safest", and mentions unrest around New Year's Eve. The safety score is indeed 7.0, the lowest sub-score together with community (6.0). The latter suggests that social cohesion in Wippolder-Zuid is less strong than in quieter, more homogeneous neighbourhoods. Read all reviews and neighbourhood data on the neighbourhood main page of Wippolder-Zuid.

Compared to neighbouring communities such as Professorenbuurt or Wippolder-Noord, Wippolder-Zuid is more urban and diverse in composition. The Zeeheldenbuurt has a slightly quieter character. Those looking for more space and a greener environment can also look at Voordijkshoorn or Vrijenban.

Is buying in Wippolder-Zuid for you?

Wippolder-Zuid mainly appeals to young urbanites who consciously choose a diverse, lively neighbourhood close to the TU campus and the city centre. Due to the low owner-occupancy rate, buying a home in Wippolder-Zuid is not straightforward: supply is limited and transaction prices are high relative to the WOZ value. First-time buyers with a limited budget would do better to also look at homes for sale elsewhere in Delft. Those who want to be more flexible can consider renting first: for that, see the rental homes in Wippolder-Zuid as an intermediate solution. Be prepared for a competitive market with a narrow selection. More about the neighbourhood and municipal housing policy can be found on the website of the municipality of Delft.

Many different people and beautiful neighbourhood.

It's not the safest. 2 murders. But otherwise hygienic, nice people and nice places to exercise. Too bad there's only 1 neighbourhood supermarket but otherwise nice shops. Unrest during New Year's. Quite a few foreigners. Many students but quiet.
