City centre

It's nice to live in the centre. Close to everything you need. Only often rubbish on the ground. Otherwise, it's all well organised with how the rubbish is collected and such. Could do more about the homeless people, who are quite numerous, sometimes causing a bit of nuisance because they are always begging in the centre. Especially around Molenpoort it's bad. Could do with more intervention as far as I'm concerned. Not nice if you can't walk without being asked for change. You do see police and enforcement quite often in the neighbourhood, but it could be a bit more. Education is not really in the neighbourhood. It's very accessible by public transport, cycling is sometimes a bit difficult since everyone walks on the street in the centre, also outside pedestrian areas (Molenstraat and Zierikstraat). A minor irritation sometimes.

Lively

I live in a student house with 8 nice housemates, a reasonably decent house but plagued by mice. Albert Heijn around the corner. But many homeless people there. Also, my bike was vandalised once. Otherwise, plenty of amenities and nice but small parks.

Frequently asked questions

About Eerste Walstraat 3B, Nijmegen

Is €195,000 a fair price for this studio?

At €195,000 it's the cheapest home for sale in the Stadscentrum and 63% below the neighbourhood average asking price of €520,219. However, the 29 m² floor area is 64% smaller than the average of 80 m² in the area. The price per square metre works out at about €6,724, which is slightly above the neighbourhood average of €6,201 per m². So while the absolute price is low, you're paying a premium for the compact size.

What is the energy label and what does it mean?

The energy label is G, the lowest rating. This means the home has poor insulation and high heating costs are to be expected. In the Stadscentrum, only 16.2% of homes have a label D or lower, so this is one of the least efficient properties in the area. You'll want to budget for significant energy bills.

How old is the building?

The studio is in a building from 1880, making it one of the older properties in the neighbourhood. In the Stadscentrum, 31.3% of homes were built before 1945, so a 19th-century building is not unusual here. Older homes often have character but may require more maintenance.

What is the neighbourhood like for safety?

Residents report mixed experiences. One says: "You do see police and enforcement quite often in the neighbourhood, but it could be a bit more." Another mentions "a lot of trouble from certain people." The total number of crimes recorded in the area is 3,233, which is high for a neighbourhood of about 10,000 residents. Homelessness and begging are noted as issues, especially around Molenpoort.

How far is the train station?

Nijmegen's main train station is about 1 km away, roughly a ten-minute walk. That makes it easy to reach other cities. The neighbourhood is also very accessible by public transport, according to residents.

Are there parks nearby?

Yes, the nearest park or public garden is about 300 metres away, just a couple of streets from the studio. Residents mention "nice but small parks" in the area, so there are green spots to escape the urban bustle.

What is the typical buyer for this studio?

Given the compact size and central location, this studio is likely to appeal to singles or students who want to live in the heart of Nijmegen. The neighbourhood has a high proportion of young adults and one-person households. It's a practical base for someone who spends most of their time out and about.
